A positive year for local real estate

Hello Pamela,



Happy 2025! I apologize for being a bit tardy with my year end analysis. The real estate market has been very active this winter!



What is happening in the local real estate market? 2024 was a very good year for the local real estate market and better than 2023. Number of homes sold, total sales and median sale price are all up from 2023. This confirms it is still a seller's market. Interesting to note that we are seeing some price adjustments. Pricing homes for this market is challenging!



Inventory- As of 2/24/25 there are currently 18 homes on the market in Hingham, as compared to 16 a year ago. However, in the $2M and below price range there are only 4 properties on the market, as compared to 9 a year ago. The $2M and below is the most active part of the market and where we desperately need more inventory.



Interest Rates- We are starting to see a moderation in interest rates. My "Go To" lender Kevin Byrne of Movement Mortgage reminds me that rates go up quickly and take their time coming down. See the latest rates below. I highly recommend Kevin as he is responsive, professional, reliable and offers very competitive mortgage rate options.



2025 Forecast-

  • More listings
  • Slightly higher median sale price
  • More sales
  • Slightly higher days to offer
  • Mortgage rates in the 6-7% range and in the lower end of the range by year end

Year End 2024

 Hingham Single Family Statistics

The key indicators of total sales, # homes sold and median sale price favor sellers. Fortunately, we have slightly more inventory than a year ago. However, there is still more demand vs supply. In particular, we need inventory below $2M.

Sale Price

Hingham's median sale price is currently $1,320,000. That is up by 10% from a year ago.

Year End 2024 South Shore Single Family Market Statistics

All towns showed an increase in sales from a year ago, other than a decrease in Norwell. The high was Duxbury with a 42% increase. Median sale price is up in all communities from a year ago. Norwell's median sale price was up the most, by 25%!

What is the result of the National Association of Realtors (NAR) settlement?


As I mentioned in my summer newsletter, the regulations on buyer agent compensation were changing. Effective August 2024, sellers are no longer required to offer buyer agent compensation.


However, since then we have continued to see sellers offer compensation. Why?


👉🏻Sellers want to sell their homes. In order to garner the largest buyer pool, buyer agent compensated is part of that strategy.

👉🏻Sellers recognize that selling your home is a business transaction and this is a cost of doing business. 95% of all buyers are using buyer agents.

👉🏻So far 90-95% of all sellers are offering buyer agent compensation.

Hingham Historical Society Cart Tour

Last Fall I went on the Hingham Historical Society Cart Tour here in Hingham - what a fun adventure!

We learned so much about the history of the town and some of the cool people who have lived here. The executive director, Deirdra Anderson, was our tour guide and she did such a fantastic job showing us around town and teaching us!

If you're looking for something fun to do here in town, this is a great activity. Their yellow golf cart can seat up to 4 people, and they're a wealth of knowledge. We live in an amazing town! 💛✨
