Portland Market as of March, 2025 Month End

This image is a snapshot showing what the Portland metro real estate market is like as of the end of March, 2025. Remember though this price is for all property types, including condos so detached homes are higher. Interest rates dropped a bit, and then went up again and as of today they are down a bit again, running about 7% again for a 30 year fixed rate mortgage. At the end of March, the average sales price is at $613,000, up 2% over the the last 12 months (using a rolling average sales price for the last 12 months).

No Tariffs on Resale Real Estate

I am sure you just like me have watched in some sort of mild to medium panic as the stock market has plunged of late, but how stable is real estate over time? I saw this chart from Schiller the other day that shows since 1950 real estate in the United States has only dropped seven times in all those years, and five of those were in the big recession in the late 2000's. in fact, other charts show that other than the big recession, real estate has largely either gone up slightly or remained about the same in recessions. Real estate is generally seen as a stable investment, and you get to live in your investment and enjoy tax advantages to do so too! This of course is not even counting purchasing a rental home which has massive tax and leverage advantages simply not available in the stock world. Ask me about this, I own a lot of rental homes so I practice what I preach.

When Should I Reduce My Sales Price?

Overpricing your house could cost you more than you think.

Data shows the longer a house sits, the less it sells for. And here’s why. If a house is priced at or just below market value, it typically sells quickly. But if a house is priced too high, it lingers. 

As time wears on, it's more likely you’ll have to accept a lower offer, or you’ll need to make a price cut to draw buyers back in. And that’s not the experience you want.
