In a standard residential real estate transaction (in California at least), there are a minimum of three inspections that I always recommend: Pest inspection, General Home inspection, and a Roof inspection. Depending on the property I might also recommend a septic inspection, well inspection, and possibly an electrical inspection. The pest inspection tends to carry a lot of weight when evaluating the condition of a home. So much so, that when purchasing a home with a VA loan, the lender requires a pest clearance before escrow can close. (Pest clearance means that a pest inspection is required, and all noted damage on the report must be repaired, and then re-inspected by the pest inspector). Now that the pendulum has begun to swing back towards a buyers market, it could go a long way for a seller if they opt to get a pest inspection before putting their house on the market. This effectively removes one of the hurdles that the buyer must clear in order to purchase your property, and also gives you (as the seller) a realistic idea of the condition of your home. |
