“Every year, in February, we celebrate Black History Month and the transformative contributions Black Americans have made to this country. These achievements are even more remarkable considering how centuries of racial oppression have hardwired racial bias into many facets of American life. Housing is no different. Although discrimination in housing is now illegal, structural, and implicit bias continues to adversely affect Black Americans in their ability to achieve the American Dream of homeownership.”

The National Association of REALTORS® (NAR) is committed to making housing fair for all. And yet, many don’t realize the broad scope of NAR’s Code of Ethics and its commitment against all forms of discrimination in housing. That’s why they recently released Fairhaven, an online simulation and free training tool to help members identify, prevent, and address discriminatory practices in real estate.


Get started by visiting Fairhaven.realtor to explore the fictional town of Fairhaven and assess how well you are adhering to fair housing principles. We encourage all REALTORS® to check out the tool and share it with other agents, brokers, and anyone interested in fair housing.

You can also take the At Home With Diversity Certification Course from NAR®. The coursework for the At Home with Diversity® certification is designed to enable you to work successfully with and within a rapidly changing multicultural market. It will help you to learn diversity sensitivity, how it applies to U.S. fair housing laws in your business, and ways to develop professional guidelines for working with people in the increasingly multicultural real estate market. NCREC Permit Debrief via Zoom on Feb 21st at 10am

The North Carolina Real Estate Commission will be joining us via Zoom to discuss and debrief Longleaf Pine REALTORS® on the guidelines pertaining to permits and Broker Responsibility. Join us on February 21st, 2023 at 10:00 am for this debrief.

Joining us will be Fred A. Moreno who is Chief Deputy Legal Counsel for the North Carolina Real Estate Commission. A Cary, North Carolina native, Fred graduated from East Carolina University with honors and attained a degree in Business Administration. After working in the mortgage industry for 5 years at Wells Fargo in Charlotte, he returned to the Triangle to attend North Carolina Central University School of Law, receiving his J.D. degree with high honors in 2010. Following graduation from law school, Fred joined the Durham County District Attorney's Office, where he prosecuted criminal cases for the State of North Carolina. He joined the Commission's Regulatory Affairs staff in June, 2013. Fred's duties involve prosecuting complaints before the Commission, conducting settlement negotiations of contested cases, representing the Commission on appeal, and responding to inquiries relating to the License Law, Commission rules, and real estate transactions, generally. Fred is also registered as a Legislative Liaison and represents the Commission=s interests in dealings with the General Assembly.


We will also hear from Kristen Fetter who is Deputy Legal Counsel for the North Carolina Real Estate Commission. Kristen graduated from North Carolina State University with degrees in Political Science

and Spanish Language and Literature. She received her law degree from the Norman Adrian Wiggins School of Law at Campbell University in 2006. Since graduating from law school, Kristen has spent the majority of her career working in the court system. Kristen was the Trial Court Administrator in Wake County for 3 years. She served as a criminal prosecutor for nearly 12 years and is licensed to practice law in North Carolina, Arizona and Virginia. Kristen joined the Commission’s Regulatory Affairs staff in November, 2021. Kristen’s duties involve prosecuting complaints before the Commission, conducting settlement negotiations of contested cases, representing the Commission on appeal, and responding to inquiries relating to the License Law, Commission rules, and real estate transactions.

The requirements for obtaining building permits for original construction, additions, renovations, and repairs are determined by county and/or municipal building inspection offices. These requirements can be complex, may change over time, and may be different from one county/city to another. Brokers are not expected to know or remember all of the requirements for obtaining building permits. However, brokers have a duty to disclose material facts, and part of fulfilling that duty is verifying information – including permitted or non-permitted changes.
