President's Message - Summit View Insurance

We have just been informed that our insurance carrier will not renew our insurance policy this summer. This is due to the $62,000 in claims that have been made as a result of our aging infrastructure and need for repairs as a result of water lines breaking connected to certain in-unit washers.

The Board is looking at ways to improve our infrastructure and address the water lines issue to minimize claims in the future and remain insured. In the meantime, management is actively looking for a replacement carrier. We will have to take this into consideration when we plan next year’s budget—and may have to raise condo fees again. Please understand the issues we are facing.

Litigation Update

Walden Hills continues to not abide by orders from the Court and the Community Building Agreement. Our attorneys recently filed a motion seeking to compel Walden Hill’s compliance, seek our attorneys’ fees, and order a Receiver to take control of the Community Building during the pendency of the litigation. We are optimistic that a successful ruling will cause the Community Building to run as it should and without the unlawful depletion of its funds. The hearing will be held on September 11. Stay tuned for updates from this motion.

Maintenance Update

Following are just some of the items the Walden Hills Management Company's maintenance crew is working on or completed:

  • Finished tuck pointing on the property
  • Replaced main water line under unit 105 in building 2124
  • Replacing some patio bricks with limestone
  • Trimming of all bushes and trees
  • Hand weeding & spraying w/vinegar mix
  • Working on deck & step replacement
  • Finishing up light conversion in hallways of buildings

The Times They Are A Changing

This month, we are focusing on the significant increase in condo insurance on a national basis, which Summit View is unfortunately experiencing. This article, being shared with permission, provides more details on the issue.

"In the words of Bob Dylan, 'The Times They are a Changing.' Nowhere does that apply more than in the world of insurance and how it has affected condominium communities all throughout America. Fueled by rising costs of labor and materials, a plethora of natural disasters, and a shrinking of carriers in the marketplace. The current state of the insurance industry is unlike anything we have seen over the past 50 years in the business." Read more.
