Sea Pines CSA Announces New 2023 Board Directors and Names New Board Leadership

Following the Board of Directors Organizational Meeting, held this past Tuesday, January 17th, the Sea Pines CSA Board is pleased to announce New Members to include:

 

  • Newly Elected Class "A" Residential Directors- David Ellis, David Pardue, LeeAnn Leahy;


  • Class "A" Residential Director Vacancy: Ann Esposito has been elected by a majority of the Class "A" Board members to fill the remaining two-year position, which became vacant upon the passing of Class "A" Board Member Rich Speer;


  •  Newly Elected Class "B" Commercial Director- Rick Ray;


  • Newly Appointed Sea Pines Resort Representative- Ray Warco who replaced Carolyn Adams;

 

The Sea Pines CSA Board and Staff would like to thank outgoing Board Members, Dave Borghesi, Carolyn Adams, and Mark King for their years of service. Our condolences to the family of longtime Board Member Rich Speer on his passing.

Sea Pines CSA Launches Online Guest Pass Request System for Residential Property Owners


On Wednesday, January 4, 2023, Sea Pines CSA launched our new online residential property owner module to allow residential property owners to request their guest passes via the CSA360 mobile or web app, in addition to the option of calling in a guest pass.


One (1) CSA360 login was issued to each residential property and was sent via email on January 4th to the primary contact of each residential property from the email address info@csaseapines.com and mailed to residential property owners that did not have an email address on file. 


Reminders:



  • Please keep all login information confidential.
  • If accessing the system via a mobile or desktop browser, it is recommended that you use Google Chrome.
  • If using an iPhone, ensure your device is not set to dark mode (Go to Settings > Display & Brightness, then select Light to turn Dark mode off).
  • If you are the primary email contact and cannot locate your credential email in your inbox or spam folder, please email info@csaseapines.com and include your name and Sea Pines Property Address.
  • Sea Pines Residential Property Owners may continue to request passes for their guests by calling the Gate Pass Office at 843.671.7277.

From The Sea Pines CSA Capital Projects Department

Greenwood Drive Roadway Resurfacing Project Update: Permanent Line Striping Scheduled for the week of January 23rd


  • Thermoplastic line striping on Greenwood Drive from Club Course Drive to Sea Pines Circle will occur next week, weather permitting.
  • Roadway project work will take place during daytime hours and minor traffic impacts are expected.

Sea Pines Drive Infrastructure Improvement Project Update


Phase 3 of the Sea Pines Drive infrastructure repair project is underway with a completion time of Spring 2023.


  • Work will be performed Monday - Friday from 7 am - 6 pm. Traffic control will be present in the work zone, as needed.
  • Please observe and obey all traffic management personnel, signage, and devices.

Stormwater Drainage Work in Proximity to Lighthouse Road and North Sea Pines Drive in Progress


  • Project work in this area is projected to take 2-3 more weeks, weather permitting.
  • Leisure trails in the project area will be closed and a detour will be in place.
  • Single-lane road closures and flagging operations are in place.
  • Motorists should expect traffic delays. Please use caution while driving in this area.


Stormwater Drainage Work along North Sea Pines Drive in Proximity to Woodbine Road will Begin the week of January 23rd


  • Project work in this area is projected to begin late next week and take 2-3 weeks to complete, weather permitting.
  • Cyclists and pedestrians are advised to avoid the project area as leisure trails will be closed for construction.
  • Motorists should expect minor traffic impacts. Please use caution while driving in this area.


Leisure Trail Construction and Enhancements from Lighthouse Road to Greenwood Drive/Sea Pines Drive Intersection to Begin Next Week


  • Project work will begin Monday, January 23rd and will continue over the next 4-6 weeks, weather permitting.
  • Cyclists and pedestrians are advised to avoid the project area (please reference map below) when possible.
  • For safety, cyclists will be required to dismount and walk bikes around the active work zones.

Sea Pines CSA Annual Assessment Information

 

The 2023 Sea Pines Annual Assessment Invoices were sent out Thursday, December 15, 2022, to the primary email address on record with Sea Pines CSA and mailed to those property owners who do not have a primary email address on file. The due date for payment of this assessment is April 1, 2023. To pay your assessment online click here.


As a reminder, the 2022 Annual Critical Infrastructure Funding Assessment Bill was due Monday, December 12th. Click here for more information.

Stormwater Maintenance

 

Line jetting on Sandfiddler Road and Marshview Drive will continue next week, weather permitting.

Roadway Asphalt Repairs


Asphalt repairs will continue through next week along St. Andrews Place, Wood Duck Road, and Baynard Cove Road, weather permitting.

Roadside Mulching


Roadside mulching throughout the community is in progress. This work will continue through next week, weather permitting.

Stormwater Repair


  • Ditch cleanout near 179 Club Course Drive will continue through next week, weather permitting.
  • Ditch cleanout near 98 Otter Road will continue into next week, weather permitting.
  • A pipe repair is in progress on Lighthouse Lane, this work will continue through next week, weather permitting.


Tree Care Management Program



  • Sea Pines CSA's tree contractor will be working to trim trees over the roadway on Old Military Road, weather permitting.

Land Use Rules and Regulations: Property Appearance Reminders

Power washing is an effective way to refresh the look of your home, driveway, and/or fence and helps to remove any exterior mold or mildew. 


  • 2.1. Exterior building materials (e.g., siding, bricks, decks, porches, railings, windows, fascia/trim boards, roofs), property barriers (e.g., fencing, privacy walls), and hardscapes (e.g., walkways, driveways) shall be kept in good repair. Cleaning is required to remove notable visible buildup of surface contaminants (e.g., dirt, mold, mildew, moss, rust). Replacement or repair is required when damage or deterioration occurs.

South Island Public Service District Potable Drinking Water Pipeline Upgrade Project


SIPSD, the utility company providing water and wastewater services in Sea Pines, has begun their major infrastructure upgrade and replacement project to their potable water drinking line from Dunnagans Alley to Baynard Park Road, inside of Sea Pines. 


SIPSD has provided the following project update:


  • Lateral water line connections and testing installations along Plantation Drive, from Baynard Park Road to Lighthouse Road have been completed.
  • Boring and trenching are in progress in proximity to Lawton Canal. A new pipeline will be installed from the Heritage Farms area through the SPCSA Admin Building parking lot along the easement near Lake Forest in order to connect to services located at Lot 4 (Governors Road and Greenwood Drive). Expected completion time frame is 5 weeks.
  • Plantation Drive, from Baynard Park Road to Lighthouse Road, Repaving Schedule:
  • Asphalt milling operations will take place the week of January 30th, weather permitting.
  • SIPSD will return for roadway paving and temporary line stripping the week of February 6th, weather permitting.
  • Single-lane traffic closures are planned. Traffic delays are expected.
