We had some major real estate news break last week, the City of Eureka has changed course on their sewer lateral ordinance, and have now followed suit with the City of Arcata and are enforcing their sewer lateral ordinance at the point of sale. What does that mean you? Well I'm glad you asked! The adjustment to point of sale means that every time a property is sold within Eureka's city limits, the property must have a sewer lateral inspection, and if that inspections shows any damage or intrusion to the line (or if the line is made out of clay) than the owners of the home must have the line replaced before the close of escrow. This change will go into effect on 12/6/2023 so don't fret if you just bought, or are in the process of buying a home in Eureka. If you are considering selling your Eureka home, I would highly suggest getting out in front of the eight ball, and schedule yourself a sewer lateral inspection before your property hits the market.
