Greetings!

This month we are thinking about those on the West Coast of Florida and hoping they are soon recovered from Ian.  We anticipate an increase in visitors to the East Coast for this coming season, and welcome those seeking rentals and housing for the upcoming months.  So much is going on in the real estate market--and buyers are jumping into investment properties due to a tumultuous stock market.  

We like to break the market conditions into "macro" and "micro" environments. We know that an increase in mortgage rates and increase in inventory simultaneously, is actually keeping the "micro" local real estate market conditions positive.  More inventory gives buyers a greater chance at negotiating a better price, and that means that an increase in mortgage rate is less concerning.  By more inventory, we are seeing literally a doubling or quadrupling of choices per price category versus 12-16 months ago at this time.  We are slowly but surely moving from a robust seller’s market to a buyer’s market. 

On the "macro" side of things--or looking at the broader real estate picture beyond the Treasure Coast area of Florida, we are still seeing a continuous flow of people to our market area, and this trend is not abating. Beyond that, Florida real estate is still a price value versus other states, and with more people working remotely --that trend is fueling the ability of people to move ahead of schedule to what was once only thought of by many as the retirement capital of the USA.  New housing communities and land abound, and these factors also mean that housing needs for future generations can be met in the sunshine state. Our goal is making sure the environment stays green, and that wildlife and nature remains clean and flourishing while development occurs.

The Residential closed sales of single-family detached homes totaled 278 units for August 2022. This compares to a total of 309 units in August 2021. The median price of single-family detached homes sold by members of the REALTORS® Association of Indian River County MLS for August 2022 was $379,000. This compares to a median price of $345,000 for August 2021. Current active inventory of residential single-family detached homes totals 758 for August 2022. This compares to the active inventory of 420 for August 2021.

The Residential closed sales of condominium homes totaled 71 units for August 2022. This compares to a total of 77 units in August 2021. The median price of condominium homes sold by members of the REALTORS® Association of Indian River County MLS for August 2022 was $225,000. This compares to a median price of $210,000 for August 2021. Current active inventory of condominium homes totals 185 for August 2022. This compares to the active inventory of 123 for August 2021. Vero Beach Island 3Q Real Estate Results

In a nutshell, 3rd quarter Island real estate results can be summarized as follows:

  • I have chosen not to publish median sales prices. The statistical samples are too small (e.g., # of Central Beach homes sold in 3rd Quarter is only 8). Two or three sales would tip the scales upwards or downwards. Subsequent reports would invariably show wild swings, and invalidate the integrity of my reports, so you will see "NSS" Not Statistically Sound".
  • The number of properties sold is down significantly. All things being equal, when sales slow, the Month’s Supply of Inventory will increase. (If you're selling less properties per month and inventory levels stay constant, then MSI increases.) Typically inventory levels increase in the 4th quarter as sellers get ready for snowbirds flocking to Vero Beach.
  • Full disclosure - I did not expect the significant drop in condo sales that occurred, as 70% of all Island condo purchases are paid in cash, so let "Powell's rate increase be damned". Gartner Group, a high-tech consultancy has coined a phrase "Fear, Uncertainty, and Doubt - FUD".
  • The median days to sell is also increasing, but it still takes only 41 days to sell an Island condo. (It takes me longer to get an appointment with my psychiatrist and I'm doubling-up on visits.)

The FOMC is meeting in November and December. I expect the Fed will again raise interest rates at both of these meetings and continue with a restrictive monetary policy. Read details.
3rd Quarter Real Estate Results For Vero Mainland & Sebastian

If you read both charts, the thought that should come to mind is "What the heck is all this junk I'm reading in the news media?" Months’ supply of inventory favors sellers. Prices are up and inventory prices suggest more price increases to come. Just steady year-over-year increase in prices.
