The Draft 2023 Multifamily Underwriting Guidelines have been re-posted and the Draft Design and Architectural Standards have been posted to the OHFA Guidelines Page. Both clean and redline versions of the document are available. These guidelines will apply to all 2023 OHFA Multifamily Funding Programs.

Comments may be sent to QAP@ohiohome.org until December 30th at 5pm

Highlights from the Draft Underwriting Guidelines:

• Limits on cash out to sellers in related party transactions
• Rental income documentation
• Addition of "Economic Mobility Services" as an allowable expense 

Highlights from the Draft Design and Architectural Standards

• NEW OHFA "Flex Unit" policy
• Roll-in shower requirements for 504 units

The Draft Housing Development Loan Guidelines have been posted as well. The Guidelines allow for the blanket approval for HDLs for HTC projects. The comment period will last for one week comments may be sent to QAP@ohiohome.org The Guidelines will be presented to the OHFA Board for approval and adoption on December 21st.

The Final Guidelines will be posted the following week.

2023 9% LIHTC Application Posted

Application materials for the 2023 9% LIHTC Allocation Round have been posted . Documents posted include:

• 2023 Affordable Housing Funding Application
• 2023 Design Construction Features Form
• NEW FOR 2023 Scope of Work Form
• 2023 Development Team PreApproval Form
• 2023 Exception Request Form

The Development Team PreApproval Form only needs to be submitted for Development Team entities that did not apply during the 2022 9% Round. For entities that were approved in 2022 please complete the summary page for 2023 applications so FTP logins can be assigned.
