Spring is Here!!!
It's a beautiful and colorful season. Also the time to start mowing and fertilizing our lawns, pulling weeds, and enjoying the pretty landscape of our community.
 
Please be sure to take this time to make sure your property is properly maintained as Management continues to inspect throughout the Season.
Tot Lot and Playground Mulching
The mulching maintenance for the tot lots and playgrounds will take place Monday, April 1st and Tuesday, April 2nd, for all 10 playgrounds.

Please contact us if you notice any damage to tot lot/playground equipment needing repaired.

IMPORTANT TRAFFIC SAFETY REMINDERS

Slow Down and Obey Traffic Signs
·       Make a complete stop at all stop signs! If you do not stop, you are putting yourself and others at great risk!

·        Do not speed. The speed limit in our community is 25 mph. Please obey the posted signs at all times. Speeding gives you less time to react and increases the severity of an accident.
Focus on driving
·        Keep 100% of your attention on driving at all times – no multi-tasking.
·        Don’t use your phone or any other electronic device while driving.
·        Don’t attempt to retrieve items that fall to the floor while driving.

Annual Property Inspections
CAMP Management will be performing annual inspections which will last throughout the Spring and Summer months. Please note that Staff will be wearing yellow vests clearly marked with "Dulles Farms" and will be taking photos of homes (front and back). All properties will be inspected for general maintenance including but not limited to; yard maintenance/mowing, landscaping, peeling paint, lamp posts, broken mailboxes, dirty siding, tree stake removal, improper installation of basketball hoops, etc.
 
To avoid receiving a violation letter, please take the time in the coming days to survey your property for proper maintenance. CLICK HERE for the annual inspection schedule.
Property Inspections - Accessing Property
Please refer to the following citation, which is outlined in Article 3 Section 3.3 Easement for Upkeep of the Dulles Farms Declaration of Covenants, Conditions, And Restrictions, which specifies the Dulles Farm’s Managing Agent’s respective authorities to perform property inspections for upkeep and resales which states: “The Declarant, on behalf of itself and its designees, successors and assigns, hereby grants the right of access over, under, across and through any portion of the Property (excluding any improvement) to the Association, the Managing Agent and any other Persons authorized by the Board of Directors or the appropriate Covenants Committee, in the exercise and discharge of their respective powers and responsibilities, including without limitation to make inspections, correct any condition originating in a lot or in the Common Area threatening another Lot or the Common Area, correct drainage, perform installations or Upkeep of utilities, landscaping or other improvements located on the Property for which the Association is responsible for Upkeep, or correct any condition which violates the Association Documents. The agents, contractors, Officers and directors of the Association may also enter any portion of the Property (excluding any improvement) in order to utilize or provide for the Upkeep of the areas subject to easements granted in this Article to the Association. Each Owner shall be liable to the Association for the cost of all Upkeep performed by the Association and rendered necessary by any act, failure to act, neglect. carelessness or failure to comply with the Association Documents for which such Owner is responsible pursuant to Section 12.1, and the costs incurred by the Association shall be assessed against such Owner's Lot in accordance with Sections 6.2 and 12.1".
