Eateries and rooftop bars are filled with chatter and clinking glasses. Beaches are dotted with colorful umbrellas. And shoppers are strolling downtown, Siesta Key Village, and St. Armands Circle.

The Market

SARASOTA HOME PRICES HOLD STEADY

Sarasota County Jan 2023 Market Stats

Good News. At the start of the new year, the Sarasota County housing market continued to rise in the supply of homes for sale. And home prices continued to increase year-over-year, showing no sign of decreasing back to pre-pandemic levels.


Historically, inventory levels are still relatively low but increased significantly over the past 12 months. Months' supply refers to the number of months it would take for the current inventory of homes on the market to sell, given the current sales. A balanced market, where there is considered to be an equal number of buyers and sellers, traditionally has 5 to 7 months of supply.


January's supply of inventory was 2.7 months for condos and 2.8 for single-family homes, an increase of 350% and 366.7%, respectively.

The market may be less active than at the same time last year, but despite the decrease in closed sales, median sales prices for all property types are still higher than in 2022, indicating that property values are steady.


Closed Sales. In January, there were 219 closed sales for condos, a decrease of 37.2%, and 411 for single-family homes, a decrease of 37.1%.


The Median Sale Price for condo sales remains higher than last year, with a 19.3 percent increase to $417,500, while the single-family median home price decreased by 1% to $459,999.


Median Time to Contract: The median time from the listing date to the contract date was reported at 19 days for condos, an increase of 171.4%, and 29 days for single-family homes, an increase of 314.3%. In 2022, the median time to contract was 7 days.

Have You Met Sara and Zota at The Bay?


Sara and Zota! They're quite a site to see at The Bay Park. The two larger-than-life colorful Ibis sculptures stand at the heart of the Ibis Playground for children. The artist who designed the gigantic sculptures must have been inspired by the flocks of Ibis living amongst the beautiful mangroves.


Sara and Zota are aptly named, too. Sarasota, which throughout history, was variously spelled Sara Zota, Sarazota, and Sarasote.

Sarasota Jazz Festival 


Music lovers will savor the sound of improvisation from world-renowned jazz performers at the upcoming annual Sarasota Jazz Festival from March 13 - 18.


Enjoy robust sound, swinging style, Afro-Cuban sounds, and poetic vocal performances by jazz artists over several days, including a pub crawl, late-nite jams, and films featuring jazz's greatest musicians.

The Reserve

If you're looking for a place to meet up with friends, shop for a bestselling book, or enjoy an afternoon latte, The Reserve on N. Tamiami is a Sarasota gem. It's a combination bookstore, cafe, and tasting room where you can savor a warm beverage, wine (large selection of French single estate and organic wines), or craft beer in a casual place filled with Sarasota history.


Soon they'll offer a farm-fresh market with goods from the owner's 25-acre farm in the Blue Ridge Mountains of Virginia. You'll find seasonal produce, honey from their carefully tended honeycombs, curated artisanal goods, fresh eggs, baked goods, and more.


But there's more! The Reserve Retreat is a boutique hotel with seven cozy guest rooms, an American-fare restaurant, a venue for live music, and space to hold private events.

THE HISTORY OF THE RESERVE

In the 1920s, John Ringling, of circus fame, owned two buildings comprising the complex and part of Charles Ringling's estate. The homes were used until the mid-1920s when John Ringling built his grand estate Ca' d'Zan on Sarasota Bay. Charles built his palatial mansion north of his brother's home.


A mule team moved the buildings to their current location on the corner of N Tamiami Trail and 14th Street when the Tamiami Trail was a dirt road. The third building was erected, and the compound was used as housing for circus performers and as a practice venue near Downtown Sarasota and the Van Wezel. It later became a boarding house. From 1995-2008, the homes belonged to James and Darcy Van Lienden, who used the buildings as a photo studio.


In 2017, longtime Sarasota resident Jessica Simmons opened The Reserve to guests after a year of renovation.
