What's Happening in the Market?


It's no secret that the market has cooled considerably. But what does this mean for our clients?


For our sellers, it means more work on the front end to prepare their home for listing. Never has it been more important to present a home at its best: this means clean and free of clutter, pre-inspected and properly staged. Pricing for the current  market (and not the March 2022 market) is also essential.


For buyers, there is finally some breathing room. We've been writing offers for less than asking price and retaining contingencies for inspections and appraisals. Interest rates have seen a sharp increase but lenders have responded with some creative loan products to help ease buyers' pain.

What's up with Ande and Karen?

We are heading into our 3rd year as a real estate team and our business is stronger than ever. We've also rebranded our team name and logo, which you may have noticed!


Ande has been spending more time at her property in Paonia, CO where she and her husband are building a sustainable house from "pumice-crete." More on that and other sustainable building practices in a later newsletter.


Karen and her family have been enjoying fall in Louisville, riding bikes to town for the farmers market and having picnics in the many great local parks. They've also been spending time at their off-grid mountain cabin.

First Bite Takes Boulder


This year we took our love for dining out and put our money where our mouth is: we sponsored First Bite, Boulder's restaurant week! There was so much great food to try, but we especially loved the First Bite menus at Gemini and Dry Storage.


Karen also collaborated with First Bite on a series of blog posts called Love Thy Neighbor[hood], which spotlighted different neighborhoods throughout Boulder County and discussed living and eating in each one. It's worth a read.
