With all the insane turmoil in America and the world, there is a reason people come to Aspen. We offer an extremely safe environment where we can freely walk and bike around town, send our kids and grandkids out to play and the only thing we worry about is getting hit by e-bikers who refuse to obey any stop signs or running into bears, moose, and deer. This is a huge reason why our prices remain high - safety, a perfect climate with low humidity and the pure joy
of the “outdoors.”
I really love seeing so many families visiting and buying again. It all reminds me why my parents “discovered” Aspen in the 1950’s for skiing. It remains small and walkable plus historic preservation and extreme building and zoning codes basically keep values high. Remember, 87% of our county is Forest Service…. Allowing NO building. The remaining 13% is about half agricultural—you can easily figure out what is left for housing.
So, with our two seasons- now summer, the town really fills up. Traffic and getting into your favorite restaurant are annoying, and even younger kids are zooming through town on e-bikes…BUT, we have our joy of classical music/JAS café/music on many corners/sidewalk seating for drinks and dining!! I can ALWAYS find a little bit of heaven right here in Aspen and often it is my
own backyard!

Deducting that total dollar volume of these 4 closings is $292,000,000 from the overall $827,612,000 YTD is “only” $535,000,000 with 36 closings which is an average of $3,238 $/SF. This clearly tells me the very top of our market shows demand for single family homes and the lower market shows buyer resistance. I believe the demand for the ultra-product will stay strong and the listings priced $20-30 million, the buyer perceives as overpriced for value… Maybe, we will see more “discounted” sales after Labor Day????

Just like every other subject in Aspen-the highway, new buildings, new restaurants, e-bikes, etc. EVERYONE IN ASPEN has an opinion. Unfortunately, there are locals in Aspen trying to STOP the proposed upgraded airport including a very badly needed new terminal. A FEW TIPS ON ASPEN ADVENTURES! | |
My nephew and family visited from Minnesota and insisted on hiking the Maroon Bells. Of course, I completely forgot it was a Saturday and the trails were PACKED… I took visitors back last Tuesday and almost no one was there…so, if you can try to stay away from our most famous places on a weekend! PINE CREEK COOKHOUSE is also a pleasure because they only take reservations, so it does not seem crowded. I walked the river trail and enjoyed the wild flowers immensely. You park by the Ashcroft Historic Village and walk around a mile up and back. ASHCROFT GHOST TOWN INFORMATION

JAS LABOR DAY EXPERIENCE
