Dear PGA WEST Residential Association Owners,


As you know, we have been closely monitoring the current drought and water restrictions with respect to how it will impact our community. Based on significant additional research and consulting with landscaping experts, we are pleased to announce a revised plan that should enable the Association to successfully overseed in 2022, albeit in a slightly different manner than in the past.


We realize dormant winter grass within the Association is not something that any of us want to experience. However, Coachella Valley Water District (CVWD) does not allow daytime watering. This will be problematic if the air temperature is too hot, as germination of the grass seed will be inhibited if the seed dries out.

 

Our experts contend that if we delay sowing the grass seed until early November, it will greatly enhance the opportunity for seed to properly germinate and flourish due to mild temperatures, fewer daylight hours, and the ability to retain moisture.  This will enable us to avoid daytime watering in accordance with current CVWD and State guidelines.


The Board has chosen to adopt this modified plan.


Implementing the recommended overseeding schedule should enable the Association to:


  • Adhere to the current water restrictions currently imposed by the State of CA and CVWD
  • Overseed as budgeted for 2022 
  • Enjoy winter grass from mid-November 2022 through April 2023


The following is the revised timetable for overseeding in 2022:


  • Reduce watering of the current Bermuda to conserve water and prepare the turf areas to receive the grass seed. This will begin the second week of September
  • Scalping will occur later than usual; it will commence on October 19 and conclude on approximately November 1
  • Overseeding will also occur later than usual, commencing on October 31 and concluding on approximately November 4


As previously advised, the annual flower planting will be reduced by 70%. The -------------savings will be used to update the flower beds surrounding the mailboxes. These beds will be planted with drought resistant perennials, and efficient head per plant irrigation will be installed.


While there are no guarantees the State or CVWD will not implement additional restrictions on watering and impose supplemental monetary penalties, we believe (given the information available at this time), that overseeding in late October is a reasonable action.
