PHIUS Projects Pipeline


Montgomery Park II – PHIUS Certified!


Congratulations to the Montgomery Park project team for achieving the highest standard of building performance and construction in our industry.

 

This new construction, affordable senior housing development, had a modeled site EUI of just over 20 kBTU/ft2/yr, an exemplary target for minimizing building-related carbon emissions.

Congratulations to the Frederick Douglass project team for reaching a critical milestone in the phius certification path. This 11-story new construction project boasts a site EUI of 19 kBTU/ft2/yr and will provide healthy, affordable and resilient places to live, for residents in New York City

Another Chance for RGGI in Pennsylvania

.

In a Philadelphia Inquirer op-ed, MaGrann recently voiced its support for Pennsylvania’s long overdue implementation of its membership in the Regional Greenhouse Gas Initiative, and for Governor Josh Shapiro’s appeal of the court ruling that put its launch on hold. As noted in the op-ed, RGGI is a well-established program that has been driving down emissions and delivering critical economic growth for Pennsylvania’s neighboring states – including New York, New Jersey, Maryland, and Delaware – since its inception in 2005.

Ben Adams, Vice President of Strategic Development at MaGrann and a founding board member of Keystone Energy Efficiency Alliance, is quoted as saying “Pennsylvania’s lack of participation in RGGI is a missed opportunity to lower utility bills for consumers and invest in the local workforce and businesses like ours. The hundreds of millions of dollars available to be invested in efficiency and clean energy projects would boost hiring and help facilitate workers’ entry into these growing fields.”

Funding for HUD's Green and Resilient Retrofit Program (GRRP)

The Inflation Reduction Act (IRA) provides additional funding for eligible HUD-assisted multifamily properties in the form of direct loans and grants to fund projects that promote or improve energy efficiency, water efficiency, indoor air quality, sustainability, use of zero-emission electricity generation, low-emission building materials and processes, energy storage, building electrification strategies, and address climate resilience. HUD has made funding available under three pathways: Elements, Leading Edge and Comprehensive.

Deconstructing Decarbonization at BuildingEnergy NYC

 .

The Northeast Sustainable Energy Association (NESEA) held its annual BuildingEnergy NYC conference on October 12 in New York City. This year's conference was focused on the decarbonization process from beginning to end, including policy, design, financing, inclusive workforce development, construction, and paths to reaching deeper change at scale.

MaGrann's Director of Sustainability for NY, Tristan Grant, along with partners at Douglaston Development and Paul Castrucci Architects, spoke about NYCHA's Rental Assistance Demonstration Permanent Affordability Commitment Together (RAD-PACT) program. This program is helping modernize NYCHA properties through extensive renovations, investing in communities, and keeping homes permanently affordable places to live. This newer partnership model for development could serve as a model for other Housing Authorities to improve their assets while maintaining a relationship with the project and residents. Tristan shared our expertise, learning lessons in reducing carbon emissions in our buildings and networking, at this inspired day of programming.

KEEA/EEA "Time to Scale Up" Policy Conference


The Keystone Energy Alliance (KEEA) and Energy Efficiency Alliance of New Jersey (EEA-NJ) held their annual Policy Conference on September 6-7 in New Jersey. The conference provides attendees insight on how the energy efficiency industry can move forward with regard to policy, program, and practical strategies. 

 

MaGrann VP of Strategy, Ben Adams, once again served as conference planning co-chair and MaGrann Sustainability Director, Jon Jensen, participated on a panel along with Pennrose Development, Philadelphia Energy Authority and others that discussed Multiple Challenges, Multiple Opportunities: Energy Efficiency & Multifamily

Our Growing Team

Grace Culley has joined the MaGrann New Construction team as a Technical Consultant/Energy Modeler. Grace is a recent graduate of Rowan University with a degree in Engineering Entrepreneurship and a minor in Mechanical Engineering. She also obtained a certificate of undergraduate study in Product Development. Her main role at MaGrann is to create energy models in eQuest for multifamily buildings to help clients predict energy usage, calculate savings, or qualify for a specific rebate program. In her free time, Grace enjoys riding her horse Lilly, who was bred by her mom (our very own MaGrann Sales Manager, Toni Culley!).

Elliot Dingler joins the MaGrann new construction design team as a Design Engineer. He is passionate about providing premier and sustainable HVAC and plumbing design solutions for our energy-conscious clients. Elliot has a strong background in mechanical, plumbing, electrical, and fire protection design and as an Engineer-In-Training (EIT), he is looking forward to shortly becoming a Professional Engineer (PE). Outside of work, Elliot enjoys working on vehicles, playing tennis, and spending time with friends and family.

Sebastian Downs has joined MaGrann Associates as a Building Systems Engineer on the New Construction Team. Sebastian oversees commissioning services for code compliance and green certification, including plan review, functional performance testing, and reporting. Sebastian is a new father to a baby girl. He enjoys rock climbing and is building a climbing wall in his garage.

Aaryan Nair joins MaGrann as a Green Building Consultant, equipped with a degree in Mechanical Engineering from CUNY. At MaGrann, he performs energy audits and energy modeling analyses on buildings and conducts site visits. Aaryan graduated in June as the Valedictorian of City Tech. He is passionate about energy efficiency and sustainability and hopes to learn from everyone around him. Aaryan just took a month-long trip to India where his university team installed weather stations in the remote, coastal mountainous regions as part of a climate change initiative by the United Nations!

Ronald Tran joins MaGrann as a project manager for the Existing Multi Family team, primarily focusing on projects based out of New York. He graduated from Denison University with a BA in Economics. Ron and his family have a small craft spirit business called Vena Spirits with a distillery based out of Vietnam!

Andrew Heisman joins the Information Technology team as a Drexel Co-op. He is supporting MaGrann through their database upgrade and helping with all the company’s technological needs. Andrew is an avid outdoor adventurer with a knack for photography as well.

Omar Khalifah joins the Information Systems team as a Drexel Co-Op. He is responsible for helping others with their technical tickets, assisting with database upgrades, and troubleshooting various technical issues. Omar’s role is focused on ensuring the smooth operation of our technology infrastructure and providing support to his colleagues. One fun fact about Omar is that he enjoys high-adrenaline activities like skydiving and has been an avid tennis and soccer player for many years.
