Residential Development of the Tomoka Oaks Golf Course

Dear Neighbors,


Last month the developers withdrew their PRD application for 272 homes with a minimum 50' buffer at the perimeter and are now moving forward with their R-2 plan to blanket the golf course property with 317 homes with a 6' buffer between all golf course facing homes and the new development (see my previous email blast).


BUT FIRST - -

The developer's zoning map amendment application to change the land use from PRD to R-2 has to be approved by the city. R-2 is NOT a done deal. The first hurdle the developers face is the Planning Board hearing on:

What to expect at the January 11th Planning Board Hearing


  • The hearing is for a zoning map amendment.
  • The focus of the January hearing is the "appropriateness" of the zoning district.
  • A site plan is not required prior to the hearing.
  • You can provide testimony at the hearing.
  • Prior to the hearing, you can email letters for the city's Planning Board packet. Sent to steven.spraker@ormondbeach.org with the subject line: For Planning Board
