Melrose North Rises in the Bronx
Melrose North serves as a beacon for Morrisania, welcoming travelers to the Bronx with a 120-ft tall graphic mural rising above Metro-North Railroad’s Melrose Station. Contextually scaled to the neighborhood, the 12-story building’s shades of white and gray masonry complement the surrounding yellow and pink brick. In addition to providing a healthy living environment with 170 affordable and supportive units, this Passive House high-rise also meets community goals for vital ground floor use, with a 5,100 SF arts education facility for Bronx youth operated by the DreamYard Project and on-site support by Services for the UnderServed. Melrose North features a prominent solar array and tenant amenities including outdoor recreational spaces enhanced with a rich palette of native plantings.

FOUND Study Welcomes Students to Midtown
FOUND Study’s off-campus housing welcomes the City's students and interns with two new residences transforming historic hotels! The 307-unit Midtown East gives new life to the landmarked Summit Hotel, built by Morris Lapidus for the 1964 World’s Fair, largely maintaining the landmarked exterior where a new projecting sign echoes the original illuminated oval disc. Turtle Bay transforms the historic Hotel Shelton designed by the Empire State Building architect Arthur Loomis Harmon. Our adaptive reuse preserves many of its century-old Romanesque Revival details while boasting 1,355 beds and 30,000 SF of communal amenity space.
