The KEY to All Your Real Estate Needs
I don't know about you, but I'm ready for spring! Not only am I looking forward to the warmer weather that it brings, as a Realtor I'm looking forward to the spring real estate market. Spring is a time of increased activity in the market. A time of renewed energy and opportunity, as more people look to buy and sell a home(s). I love this time of year and working with my clients to achieve their real estate goals.

With thoughts of spring, comes thoughts of spring cleaning. Why not get started early? I've included some tips on how to begin decluttering. And, once you declutter, you can buy more stuff at a local boutique - Haha. Seriously, support our local crafters/makers and find some wonderful gifts and treasures. How well do you know Idaho? Key Market Takeaways...

  • The median sales price for homes in Ada County was $540,000, an increase of 20.0% compared to January 2021, but a slight decrease of 1.1% from the month before.

  • There were 441 homes available at the end of the month — 63.9% more than in January 2021 — although still very low compared to buyer demand.

  • Of the 671 sales in the county, 457 were existing homes - 68.1% of sales.


  • In Canyon County, the median sales price for homes was $424,900, an increase of 25.3% compared to January 2021, but a slight increase of 1.2% from the month before.

  • There were 347 homes available at the end of the month — 116.9% more than in January 2021. — although still very low compared to buyer demand.

  • Of the 385 sales in the county, 210 were existing home - 54.5% of sales.
A Look Back at Some Key Market Statistics...
While the actual median sales price continues to trend upwards, the rate at which it does so has been slowing in recent months. Throughout 2019, we saw fairly steady price growth, and in December 2020, it jumped above 20% year-over year, reaching a peak of 45.3% in May 2021.

Since then, price growth has slowed, landing at 20.0% in January 2022 — by no means an insignificant year-over-year change, especially for prospective home sellers, but a welcome reprieve from the higher gains we saw last year, especially for prospective homebuyers.
Days on market for existing homes reached 33 days in January 2022, 18 days longer than in January 2021 and more in line with pre-pandemic levels in early 2020.

Additionally, the Percent of Original List Price Received for existing homes that sold in January 2022 was 97.3%, meaning that, on average, buyers paid less than asking through a lower accepted offer and/or seller concessions. In contrast, the Percent of Original List Price Received for existing home sales in January 2021 was 103.6%, indicating that, on average, buyers were paying more than asking price for homes.

Why Wait for Spring...
Spring cleaning... Spring is on the way, so we're going to start hearing and, maybe, thinking about it. But, why wait? Get started now and be done with this chore before spring. You'll probably feel better having this task behind you and be ready to spend more of your time enjoying the spring weather outdoors!

If decluttering is on your spring cleaning list, here are a few tips to help you get started.
Tips to tackle decluttering

  • Establish a plan. You may want to go room by room or focus on a category like coats or shoes, but avoid changing course midstream before you’ve finished the task you started.

  • Set reasonable goals based on your available time and stamina. If a whole closet is too intimidating, even as small a task as clearing items from a single drawer or shelf can get you started in the right direction.

  • If a more gradual approach is more manageable, keep a container in each room to house giveaways. When trying on something that no longer fits or looks good, place it directly into the donation bag, not back in the closet.

  • If needed, get help from a friend, family member or paid consultant who won’t have the same attachment to your possessions.

  • Create three piles — keep, donate and discard. Don’t second-guess your initial assessment; immediately trash the discard pile and schedule a pickup for the donations or take them to a worthy destination.

  • If your clutter includes items you’re storing for other people, consider giving them a deadline to pick them up, or suggest they rent a storage locker.

  • Finally, avoid backsliding. Resist refilling the spaces you clear with more stuff.
