We are now just a few short days away from the official move-in date of June 12th and we can't wait to welcome you! Below please find important information regarding the move-in procedure:

 **You may pick up keys during normal business hours throughout the summer as well** 


PROPERTY MOVE-IN INFORMATION
 
KEYS/ MOVE-IN PACKETS 
Residents of all Madbury Properties can pick up keys at the Madbury Commons Leasing Office, 17 Madbury Road. If you have not already paid your first month’s rent, be sure to bring payment in the form of a check in order to pick up your keys. We will have tables set up in our courtyard area for residents of each property to pick up their keys/ move-in packets. 

MOVE IN DAY PARKING
See our attached Parking Map that shows the locations of the reserved parking spaces surrounding Madbury Commons.

  • Parking at Madbury Commons will be provided ONLY for residents to load items into their vehicles.
 
  • We have arranged for RESERVED PARKING at multiple downtown locations on SUNDAY, JUNE 12TH ONLY where residents can leave their vehicles for longer periods.

  • Please keep in mind that the parking spaces located in the Madbury Commons Boulevard marked "IOL" or "1 Hour Parking Only" are reserved for commercial tenants use only and vehicles in violation of the posted policies will be subject to towing.

MOVE-IN INSPECTION REPORT 
The first resident to arrive will be required to complete a move-in inspection. The inspection sheet must be submitted within 5 days of the first resident moving in. Completing this inspection will ensure that you are not charged for pre-existing issues at move-out. If you fail to complete and submit this inspection form, you will be accepting the unit as-is and will be responsible for any damages or defects. 
 
SETTING UP YOUR CABLE/INTERNET & ELECTRIC UTILITIES 

Electric
  • Davis Court/ 5 Dennison Road: It is your responsibility to have the electric utilities set up in your name by 6/12/2022. Please contact Eversource Energy at 1-800-662-7764 and transfer the electric service to one of the 2022-2023 Resident’s names. You will receive the bill in your mailbox and are responsible for paying Eversource each month. 
  • Rosemary Lane: Natural gas, Heat, Hot Water, and A/C are included in your rent. It is your responsibility to have the electric utilities set up in your name by 6/12/2022. Please contact Eversource Energy at 1-800-662-7764 and transfer the electric service to one of the 2022-2023 resident’s names. The billing period starts on 6/12/2022. You will receive the bill in your mailbox and are responsible for paying Eversource each month. 
 
Cable/ Internet
  • Rosemary Lane: Basic Cable in the living room and Internet throughout the unit is included in your rent. Please contact Comcast at 1-800-934-6489 to activate an account under your name and to sign up for any additional cable or internet packages you desire. All cable and internet equipment will be provided and installed in your unit upon move-in. Wi-Fi network and passwords will also be provided at move-in.  
  • Davis Court: Cable and Internet is included in your rent. Please contact Comcast at 1-800-934-6489 to activate an account under your name. Mention that this is for a "bulk account" and inform them that the account number is 8773201350161685. You are responsible for picking up equipment from a Comcast location. For an additional fee you can schedule a time for a tech to install equipment. All billing and installation will be through Comcast directly.  
  • 5 Dennison Road:Cable and Internet are included in your rent. Please contact Comcast at 1-800-934-6489 to activate an account under your name. Mention that this is for a "bulk account" and inform them that the account number is 8773201350323244. You are responsible for picking up equipment from a Comcast location. For an additional fee you can schedule a time for a tech to install equipment. All billing and installation will be through Comcast directly. 

For any utilities or services for which the resident is responsible for connecting, Resident agrees to initiate service(s) on or before the lease commencement date of June 12th, 2022. Resident is responsible for contacting local utility companies to initiate services and agrees to maintain those services throughout the term of their Rental Agreement in order to avoid damage to the Premises. In the event Resident fails to maintain utility services as described herein, Resident agrees to pay Landlord any costs associated with having any or all utilities connected plus an administrative fee of $40 for each utility invoice received and paid by Landlord. 
 
RENT 
Rent Installments shown in the Lease Summary are due on or before the 1st day of each month. Each rent payment is payable via electronic check, ACH, or credit card through our Online Resident Portal which is accessible through a link on our website (see attached flyer for online portal account information and guides). 

You can also drop off or mail a check or money order to our office address. Checks/ Money Orders should be made payable to company name of each property below and include Resident Name/ Unit # in the memo line. If your rent is not paid by midnight on the 5th day of the month, your Rent is late and you will be charged an additional late charge of $25.00 for every 5 days of the month that the rent or any part of is unpaid. Cash or postdated checks will not be accepted. You also agree to pay a $35 surcharge for each returned check. The security deposit may not be used in place of the last month’s rent.

COMMUNITY RULES 
It is very important that you read and understand all Community Rules and the associated Fee/ Fine Schedule for your property. You have agreed to abide by these rules to ensure a safe and enjoyable experience for both you and your neighbors at MPM. We have highlighted important rules below: 

  • No Pets are allowed at any property. Service/emotional support animals need to be approved by management with proper paperwork and certifications. Service/emotional support animals can be removed if causing a disturbance to other residents or if owner does not properly clean up pet waste. 
  • No Smoking in apartments or within 20 feet of property. 
  • No large gatherings/ parties in apartment or community area. No more than 10 occupants/ visitors allowed in unit. 
  • DO NOT TOUCH, HANG ANYTHING FROM, OR OTHERWISE TAMPER WITH ANY FIRE PROTECTION OR SPRINKLER HEAD DEVICE. 
  • Neither you nor your guests are allowed to engage in any of the following prohibited activities: Loud or obnoxious conduct; Disturbing or threatening the rights, comfort, health, safety or convenience of others in or near the Apartment Community. 
  • You and your roommates are responsible for the placement of trash within typical trash bags and placing full bags of trash, securely tied, in the designated receptacle as indicated to you by property management. 
  • Please remember to clean the lint tray in your dryers before starting cycle and do not fill the washing machine more than half full. 
 
RENTER’S INSURANCE 
We highly recommend renter’s insurance. For less than a dollar a day you can protect all personal property against theft, fire, and other loss. Google “renter’s insurance Durham, NH” for more information. 
 
TRASH AND RECYCLING 
There are dumpsters and recycling containers located at your property. It is your responsibility to bring your trash and to dump it in the appropriate container. If we find any trash left directly outside of your unit, you will be subject to a fine. 
 
PARKING, BICYCLES, AND MOPEDS 
  • Davis Court Vehicle Parking: Limited parking spaces are available for residents to purchase on a first come, first serve basis. Parking permits are sold for Summer and School year only, temporary or shorter-term parking permits are not available at Davis Court. If you have purchased a parking permit, then remember to pick up your permit when you move-in and place in appropriate location on vehicle to ensure that you are not towed from lot. No exceptions. 

  • Summer Semester (June 12– August 26): $300 

  • School Year, Fall & Spring Semesters (August 26 – May 22): $1,200 

  • Davis Court Moped Parking We offer 15 moped parking spaces available for residents of Davis Court only based on a first come, first serve basis at $50 each. Permit holders are responsible for parking in designated “Moped Parking Only” location to avoid risk of towing. Contact office for availability and sign up information. 

  • Dennison Road Vehicle Parking: Limited parking spaces are available for purchase on a first come, first serve basis. Parking permits are sold for Summer and School year only, temporary or shorter-term parking permits are not available at Dennison Road. If you have purchased a parking permit, then remember to pick up your permit when you move-in and place in appropriate location on vehicle to ensure that you do not get towed from lot. No exceptions. 

  • Summer Semester (June 12 – August 26): $350 

  • School Year, Fall & Spring Semesters (August 26– May 22): $1,400 

  • Dennison Road Moped Parking:Weoffer 5 moped parking spaces for residents of 5 Dennison Road based on a first come, first serve basis at $50 each. Permit holders are responsible for parking in designated “Moped Parking Only” location to avoid risk of being towed. Contact office for information on availability and sign up information. 

  • UNH Satellite Lot: MPM residents are also offered the option to purchase a parking space directly through UNH Parking and Transportation where we have a reserved number held just for our downtown residents to purchase starting in July when they go on sale. MAINTENANCE 
Please submit all general maintenance issues through the Resident Web Access portal found on each property website. Instructions on how to create an account are attached. Always leave a detailed description along with your name, rental address, and phone number. 

Please call our office directly with any emergency maintenance issues at 603-452-7030. 
 
SECURITY 
Madbury Property Management has on-site security staff every day of the week to assist with any after-hour resident issues (lock-outs, maintenance emergencies, parking, and any security related issues)

Security staff hours are: Sunday-Wednesday- 7:00pm-1:00am; Thursday- Saturday- 7:00pm-3:00am.
