CBRE Hotels | U.S. Hotel Update 06.01.22
Here are CBRE's recent observations on the current State of the Union from CBRE Hotels, plus download link below. 

  • As of April 2022, occupancy, ADR and RevPAR are at their highest levels since the start of the pandemic. RevPAR growth has been fueled by strong ADR growth, partially offsetting slower occupancy growth. 
 
  • Between April 2021 and April 2022, TSA throughput increased from 60% to 88% of 2019 levels .

  • Hotel demand is expected to exceed GDP growth over the next few years. ADR is forecast to outpace near term inflation, but wages are a headwind. These two factors resulted in an upgraded outlook by CBRE Hotels Research to a RevPAR recovery by 2022. 

  • Despite a full recovery in 2022, there are winners and laggards. Consistent with previous forecasts, there are recovery discrepancies by market. Additionally, independent and lower priced hotels continue to lead the recovery.
Find Your Vibe in Connecticut
Last week, Governor Lamont announced the Connecticut Office of Tourism’s new campaign to drive visitation and revenues to our many different types of tourism businesses.

Titled “Find Your Vibe,” the campaign shows a more updated and youthful view of Connecticut’s vibrant culture, and highlights the excitement travelers experience when visiting our state’s tourist attractions, hotels, restaurants and outdoor areas.

To coincide with the campaign, the Connecticut Office of Tourism also rebranded CTvisit.com, the first major update to the official tourism website in years.

“Find Your Vibe” leverages integrated media to reach more people in more places — including on TV, billboards, inflight videos across the country, travel sites, popular apps and more.

Tourism has been a $15.5 billion industry in Connecticut generating over $2.2 billion in tax revenues. We aim to boost those numbers by taking advantage of pent-up demand for travel.

U.S. hotel profitability surpassed 2019 levels for second consecutive month
U.S. hotel gross operating profit per available room (GOPPAR) exceeded the pre-pandemic comparable for a second consecutive month, according to STR‘s April 2022 P&L data release. 

The GOPPAR, TrevPAR and EBITDA PAR levels were the highest for the country since November 2019. 
  • GOPPAR: US$90.96
  • TRevPAR: US$218.40
  • EBITDA PAR: US$68.37
  • LPAR (Labor Costs): US$64.22

“As the top-line metrics continue to progress toward full recovery, it is no surprise that the bottom-line metrics are coming in better than pre-pandemic times,” said Raquel Ortiz, STR’s director of financial performance. “GOPPAR and GOP margins continue to show incremental improvements month over month, with the GOP margin (41.6%) at its third-highest level on record and the highest since November 2018. F&B profits were up slightly from April 2019, mostly due to lower group demand lowering the cost of spend on F&B as well as the influences of inflation. Labor costs, on the other hand, remain slightly under the 2019 comparable due to lower employment levels and less available amenities.”
