Spokane Mayor Nadine Woodward recorded a video message to the community with those words after a historic City Council vote, Monday night.

Council unanimously passed an ordinance that loosens zoning restrictions for one year to allow construction of duplexes, triplexes, and quadplexes across the city.

Spokane City Council OKs
one-year zoning change allowing multi-family housing, townhouses
in all residential zones
Make way for the “missing middle.”

The Spokane City Council signed off Monday on a temporary zoning change to open up the city to more multifamily housing styles and townhomes, options that have been defined as ”missing middle” housing.

The interim zoning ordinance will allow duplexes, triplexes, quadplexes and townhomes in all residential zones citywide for one year. The ordinance has no restrictions on the allowable number of attached townhouses.

Known as the Building Opportunity and Choices for All initiative, the interim zoning change was first introduced last month with endorsements from Mayor Nadine Woodward and the City Council as a way to help solve the city’s housing crisis.

2023 SAR Leadership Nominations Now Open!

Due by Friday, August 5th
Nominations are open for directors to serve on your association board for 2023-2024.
 
There are five, two-year terms available on the board.
Nominees for directorships must be REALTOR® members of the Association who have:
(i)    served on a minimum of two (2) standing committees within the seven (7) years prior to the time of the election;
(ii)  served on one (1) standing committee within the three (3) years prior to the time of the election; or
(iii) who are currently serving, or within the one (1) year prior to the time of the election have served, as President of the Young Professionals Network or President of the Women’s Council of REALTORS®.

If a candidate has served on only one (1) standing committee within the three (3) years prior to the time of the election, that candidate must also attend two (2) Board of Directors meetings within the twelve (12) months prior to running for Director.

All REALTORS® licensed before 6/1/2022 need to have this class before 6/1/2023, per DOL guidelines.
DOL has implemented Substitute Senate Bill 5378.

The bill requires education on Fair Housing for new licensees and renewals.

It applies to real estate brokers and managing brokers and went into effect June 1st, 2022. 

This is part of the required 30-hour continuing education instruction.
 
The first active renewal after June 1st, 2022, must include the 6-hour Washington Real Estate Fair housing class. With every renewal afterward, licensees must complete a 3-hour course.
 
The purpose of this course is to introduce real estate brokers and managing brokers to the federal Fair Housing Act (42 U.S.C. 3601 et seq.) and the Washington Law Against Discrimination (chapter 49.60 RCW) as it relates to real estate transactions.

The course will teach real estate brokers and managing brokers the historical and societal context of housing discrimination, legal framework intended to prevent housing discrimination, and steps to take to prevent housing discrimination.

2022 Member Profile
Fierce competition in the industry didn’t stop REALTORS® from increasing their transaction sides and income over the last year, according to the National Association of REALTORS®’ newly released 2022 Member Profile.

The booming housing market has prompted more people to pursue a real estate career, as NAR’s membership rose to an all-time high of 1.56 million in 2021, up from 1.49 million in 2020, the report shows.

That marks significant growth from a decade ago when membership stood at just over 1 million. (View the breakdown of REALTOR® members by state association).

That means real estate pros may have to compete more for customers. But it’s not the competition that REALTORS® cite as the top challenge blocking them from closing more sales—it’s the national inventory shortage, the NAR survey shows.

Still, the typical member had 12 transaction sides in 2021, up from 10 in 2020, though COVID-19 lockdowns in 2020 need to be taken into consideration.

Also, the typical sales volume rose from $2.1 million in 2020 to $2.6 million in 2021, according to the survey.

With more transactions under their belts, REALTORS®’ median gross income has ticked up as well, rising from $43,300 in 2020 to $54,300 in 2021.

Experience level tends to matter greatly when it comes to income level. Fifty-seven percent of members who have two years or less of experience earned less than $10,000 in 2021, the report shows. On the other hand, 45% of members with more than 16 years of experience earned more than $100,000.
Condolences
The SAR extends its condolences to Bobbie Fowler Greenland, Kelly Right Real Estate of Spokane.

Bobbi’s husband, Jerry Greenland, passed on Thursday, July 14th, from cancer.

A Celebration on Life will be held on August 1st from 4:30 - 9:00 pm at the Big Barn Brewery and Bodacious Berrys located at 16004 N. Appelwood Ln., Mead (Greenbluff area).
The SAR extends its condolences to the friends and family of Bruce Baldwin, Windermere Cornerstone, husband of Jolene Baldwin, Windermere Cornerstone. 

Bruce passed on Saturday, July 16th. 

Services will be held at 3:00 p.m. on Tuesday, July 26th at Hamblen Park Presbyterian Church, 4102 S Crestline St., Spokane WA 99203.
The SAR extends its condolences to the friends and family of Brent Johnson, NAI Black, husband of Stephanie Johnson, First American Title, son of Jeff Johnson, NAI Black, and son-in-law of Karene Loman, Keller Williams Spokane - Branch. 

Brent passed on Thursday, July 14th, in a motorcycle accident.

 Services will be announced later.
The SAR extends its condolences to the friends and family of Christian Wold, Professional Realty Services. 

Christian passed on Tuesday, July 12th, in a motorcycle accident. 

A Celebration of Life will be held at 6:30 p.m. on Friday, July 22nd, at the Faith Bible Church, 440 W Cora Ave., Spokane, WA 99205. 

In lieu of flowers the family has set up a go fund me account in the name of Wold Family.

 Remember, you must take this class every two years for your license renewal. We are now in the 2022-2023 two-year cycle.

New DOL Mandatory Education – Fair Housing Requirements
Effective: June 1, 2022
Effective June 1, 2022, the WA Department of Licensing (DOL) has implemented SB 5378.
 
This bill requires ALL Brokers and Managing Brokers to take a Fair Housing class.
 
Brokers and Managing Brokers licensed BEFORE June 1, 2022, will be REQUIRED to take the Washington Real Estate Fair Housing (6-hr)” before June 1, 2023.
 
New agents licensed AFTER June 1, 2022 will be REQUIRED to take the “Washington Real Estate Fair Housing (3-hr)”.
 
Each subsequent renewal will REQUIRE a 3-hour Fair Housing Class. Just like Current Issues in Washington Residential Real Estate, this 3-hours will be INCLUSIVE of your regular 30-hours required for each renewal.
