Black Friday “deals” are a highlight of the exciting
Christmas shopping season.
Although the day doesn’t generate the huge crowds of years past, it still typically signifies the sales growth of the year, and the point at which businesses break out of the “red” ink into the “black” and are profitable.

Retail sales have had strong growth for many and this 4th quarter looks like it is strong for both consumers and retailers. Hurst is fortunate in that it is well prepared with a super selection of gifts as 95.8% of the total inventory of the retail space in the City is occupied, and “locked and loaded” with Christmas offerings. North East Mall is nearly 100% leased and has seen the 2022 openings of numerous new stores including Incredible Burger and Sbarro’s Italian in the food court, Becxin’s Women’s Apparel, Sassyn Designer Boutique, Urban Hype and Offline by Arie.
 
Friends and family gatherings can also add to the Christmas cheer. Packaged liquor stores were approved by Hurst voters two years ago and if their products are to be included with the home gatherings, the five liquor stores now open in Hurst as well as the newest who can help with that is Liquorland (pictured above). The developer took a recently vacated bank building and rehabbed the now newly remodeled building with Liquorland on one side, and will soon add a new Roll Em Up Taquitos store with drive thru on the other.
 
Three retail chains new to the DFW market that have chosen Hurst to grow their brand with a recent opening or to open soon in the next quarter include Ollie’s, Dutch Bros Coffee and Salad n Go.

City of Euless
New development and planned new business openings
continue at a healthy pace in Euless.
Recent new business openings include Sleep Number, Kids Empire, and Sharetea, all in Glade Parks.

Site development has begun in Glade Parks for two of three new retail/restaurant buildings that will be home to Piada Italian Street Food, CAVA, and Kura Revolving Sushi Bar.

The long-awaited opening of Walk On’s Sports Bistreaux in Glade Parks appears to be forthcoming with the announcement of a mid-December ribbon cutting. Interior finish-outs are underway in Glade Parks for EOS Fitness, The Reserve Taqueria, Salata Salad Kitchen, Total Men’s Primary Care, Love Sac, and Jersey Mike’s. Site development is expected to begin soon for the new At Home Home Décor Superstore in Glade Parks. The 85,000 square foot store is planned for construction at the intersection of Brazos and Rio Grande Boulevards.

Site development is underway for Bojangles’, one of three new restaurants located on E. Euless Boulevard just east of Main Street. Salad and Go and Dutch Bros will be breaking ground alongside Bojangles’ soon. A site plan will be considered for approval later this month for a new Captain D’s seafood restaurant at the former location of Whataburger and Long John Silver’s on Airport Freeway. 

Zoning for Watercolor (pictured above) was recently approved by City Council. The 63-acre mixed-use planned development, to be located at SH 183 and SH 360, will consist of an estimated 141 single-family detached villas and rowhouses; 201 townhouses; and 420 urban lofts (multi-family). It will feature a lake with boardwalk, pedestrian connectivity to a trail network, and areas for retail/restaurant development.

City of Bedford
Progress Being Made on 18-Acre Property in Bedford

City staff has been working closely with a developer to bring a new mixed-use project to the 18.5 acres of property purchased by the City last December, located at 205 N. Industrial Blvd. (More information on the purchase: https://bit.ly/3ziSSoN)

DESIGN
The site design is taking shape with the project slated to include townhomes strategically placed around the perimeter of the site, as well as approximately 60,000 square feet of grocery, retail, and restaurant space. The site plan will also incorporate outdoor restaurant seating that overlooks about an acre of open space, meant for gatherings and small events, with paths connecting the businesses to the townhomes. Additionally, a 2.3-acre portion of the site will remain open in case a unique business of resident interest were to choose to build a location there.

In its current form, the project’s estimated $25 million property value and $18 million in sales revenues, will generate over $500,000 in new revenue to the city annually.

The City is currently working with the developer’s engineer to address infrastructure needs associated with the project, which includes constructing roads, relocating a water line on the property, increasing utility line capacity in the area, and managing any required floodplain mitigation along the SH-157 frontage road.

NEXT STEPS
In order to deliver a ready-to-go site to the developer next year, The City is seeking requests for proposals from qualified demolition companies to remove the existing building and parking lot. Demolition is planned for spring 2023. Former tenant Midwest Food Bank has recently relocated to a new space and current tenant 6Stones will be relocating in early 2023.
