How to advise your clients
who feel a property tax valuation
is too high
The most recent Spokane County property valuations are up 30% across the board. This reflects the historic gains in property values in recent years.

As a real estate professional, you may be joined in conversations with clients, friends, and neighbors on this topic.

SAR Governmental Affairs Director Darin Watkins Zooms with Spokane County Assessor Tom Konis about what the valuation means and what steps a property owner can take if one feels the valuation is not accurate.

The Spokane County Assessor's office recently issued an Assessor Alert on this topic. It begins:

Spokane County Assessor, Tom Konis announced that his office has begun mailing 213,856 real property valuation notices, June 6, 2022.

The assessment of property identified in the notices will be the figure in which 2023 property taxes will be based on. Assessed values of property are provided to the 55 taxing districts as a basis for developing levy rates which are finalized in January 2023 by each taxing district, independently from the Assessor’s Office.
33% of Declined Mortgage Applications were Eligible for Homebuyer Assistance
Based on our analysis, many declined loans could have been recovered with homebuyer assistance.
One-third of all declined purchase mortgage loan applications were declined for either insufficient cash-to-close or disqualifying DTI ratios and also eligible for multiple homebuyer assistance programs at the time of declination.

Scam Alert!
Washington REALTORS®, be on the lookout. WR has been notified that an older scam is resurfacing.

The scam looks like this:
-Broker is contacted by an out-of-town buyer.
-Buyer is “unavailable” for phone conversations and only communicates via email. 
-Buyer offers a significant “deposit” ($100K in this instance) and promises to pay balance on closing.
-Buyer attempts to pay the $100,000 with a cashiers check and then prior to closing, Buyer needs that money back.
-Buyer will demand immediate return of the funds which Buyer will hope to have happen asap and then, later, escrow will realize that the Buyer's original check was no good (even though it was a cashier's check).

Most escrows are wise to this scam and will put the brakes on before Buyer's "check" gets deposited. However, this does nothing to compensate the broker for the time and energy they’ve invested in the transaction.

Be aware and if there’s any doubt of the legitimacy of any Buyer, contact your Designated/Managing Broker.
