WHAT'S HAPPENING IN STERLING RANCH
CALVES ARRIVING SOON!
A Message from the Developer
Starting in the next two to three weeks, the cattle on Sterling Ranch will be joined by smaller herds from neighboring areas and will be moved north of Titan Road onto the “Allis Ranch,” which we purchased years ago. (A great history there, but for another time . . .) On the Allis Ranch, the cattle will birth their calves — more than two hundred of them.

The cattle are herded so the cowboys and cowgirls can protect the mother cows from predators and better watch if they have problems. It is great fun to watch the newborn calves and their mothers as they learn to navigate life.

Once the calves have grown and are somewhat independent, they and their mothers will move to summer pastures. We have been thinking about holding another cattle drive as they are moved out, but we will need to see how the construction in Sterling Gulch is going.

Many of us enjoyed the cattle drive last fall when we moved the cattle from the summer pasture to Sterling Ranch for the winter. Cattle drives are part of the heritage of Colorado, and it’s important to keep the traditions alive and understood.

Also in spring, the deer will have their fawns, which are spotted and well camouflaged and almost impossible to see. If you see a doe or momma deer, she will distract you and lead you away from where a fawn is bedded down. Our deer herds are under a lot of pressure from predators and other issues. This is the time when their fawns are most vulnerable. Please keep dogs on leash and away from the deer. Always be respectful of the deer and their young.

WHART ARE THOSE PUBLIC HEARING SIGNS FOR ANYWAY?
On Monday, several Public Hearing notice signs were erected in select locations in Sterling Ranch. In addition, you might receive a USPS mailed notification regarding upcoming Douglas County Public Land Use Hearings before the Planning Commission and the Board of County Commissioners. The public hearings are regarding the Sterling Ranch 5th Amendment to the Planned Development (PD).

The Sterling Ranch PD was originally approved in 2013. At that time there were locations in the Sterling Ranch Development where school sites were prohibited. This Amendment is intended to eliminate limitations on the location of school sites within the Sterling Ranch PD and permit the development and operation of a school on any developable parcel in the Sterling Ranch PD.

The Amendment will promote the efficient development of school sites and schools that are necessary to serve increasing student populations in desirable and optimal locations to address the needs of Sterling Ranch, its residents, and the surrounding area. The PD amendment increases school site options throughout Sterling Ranch and has no impact on school type selection (public neighborhood, private or charter schools).

TRAFFIC STUDY COMING TO STERLING RANCH
On Monday, March 21, 2022, traffic study tubes and cameras will be placed in and around Sterling Ranch. These devices will monitor traffic and provide valuable data regarding current traffic quantity and flow. The equipment will be in place for three days, while the traffic study is being completed. If the weather doesn’t cooperate next week, the study will be conducted the following week. There is nothing you need to do other than keep your typical travel habits as the purpose of the traffic study is to capture normal traffic patterns.

2022 METRO DISTRICT ELECTIONS
It is election season for the Sterling Ranch Colorado Metropolitan Districts. Currently, the residences in Sterling Ranch are all located within SRCMD No. 2 or 3 – click here to see the district map to find your district.
This public election is the same type of election held for public offices such as the president, governor, and county commissioners. The citizens within the District boundaries elect the director(s) who will serve on their Board of Directors. SRCMD No. 2 has two three-year terms available, and SRCMD No. 3 has two one-year terms available and two three-year terms available.  Campaigning is underway, and the CAB is hosting two "Meet the Candidates" sessions on March 21st and March 23rd. These informal mix and mingle style sessions will allow you, the voter, to meet and greet the candidates while also enjoying some light refreshments. We hope to see you there!

Sterling Ranch follows the Douglas County Rules and Regulations listed below.
 
Dogs Must be Leashed:
  • Dogs must be on a leash when off the owner's property except when walking in a designated off-leash area.
  • A dog owner must ensure their dog does not bite, injure, chase, threaten, bark, howl at or disturb anyone.
  • Cats should be kept inside or, at a minimum, should be confined to their owner's property.
 
Pet Stations:
  • Please be a good neighbor and pick up after your pets and offer a neighbor a dog waste bag if they are without one!
  • Utilize the pet waste stations throughout the community to properly dispose of any waste.

AMENTITY UPDATE - NEW BASKETBALL HOOP
The Resource Center parking lot now has a basketball hoop open for resident usage! We are absolutely thrilled to have this new amenity - and to have it installed just in time for Spring Break! Please be mindful that the basketball area is in a shared space with business traffic flowing through the parking lot. We look forward to seeing everyone gathering to play. During business hours, basketballs will be available for check-out.
