You all know it, see it, and feel it, and the numbers will reflect it soon.

  • Median Price Increase YOY is up 19%
  • Med Price Single Family is $680,000
  • Med Price Attached is $436,500

That "Spring Market" inventory sprang RIGHT as the rates went up. So Days on Market are still low, and due to the housing need, homes are still selling fast, but we've downgraded from the "Medieval Blood Baths" of earlier this year to the impatient but civil line for a parking spot at the New Trader Joes.

It is STILL A SELLER'S Market, just be sure to set realistic expectations with your Seller's of the shift that has happened. This is NOT a bursting bubble right now, this is a typical seasonal shift combined with a rate increase. Buyers still need more homes than are for sale.

For Buyers here's the proof the clouds are clearing a bit, 18% of Single Family Homes listed in April had a price decrease!

Homeowners’ insurance premiums have climbed by 34% in some states, according to a new study by QuoteWizard, a site operated by LendingTree. What’s more, increases in home prices and building material costs may have made many homeowners underinsured.

Some property owners are raising rents 20-50 percent in the Denver Metro Area. The number of renters has increased, too. “It’s incredibly competitive,” said CAR Spokeswoman Kelly Moye. “It’s just like if you’re buying homes. Most renters are dealing with competing with 50 to 60 other applicants.” She said she recently had 64 applicants in less than 48 hours for a vacant Westminster townhouse.
