Development Activity Remains Strong in Euless

Development activity in Euless is keeping pace with trends experienced in previous quarters with numerous projects under construction and several new projects in the permitting process.


In Glade Parks, Piada Italian Street Food recently opened as did CAVA Mediterranean restaurant, which is located in the stand-alone building adjacent to Piada on Rio Grande Boulevard. Interior finish-out is almost complete for Kura Revolving Sushi Bar, located in the same building as Piada. Site development work has begun next door for a 7,000 square-foot retail building that will be home to another new restaurant and tenant space. Site development work is expected to begin soon for Euless’ second Salad and Go location behind Starbucks at the intersection of Rio Grande and Brazos Boulevards. Rounding out activity in Glade Parks is the continued construction of the 75,000 square-foot At Home superstore, also at Rio Grande and Brazos Boulevards. Construction of the building is scheduled for completion in early 2024.

Waxing the City, a popular body waxing studio chain, recently opened a Vineyard Village location near Marshall’s. Taco Bell in Heritage Towne Center is slated for a complete renovation with plans to expand into the space formerly occupied by Long John Silver’s. New restaurants in the works include a Captain D’s seafood restaurant in a new 5,200 square-foot retail building under construction on W. Airport Freeway near McDonald’s and an HTeaO restaurant on N. Main Street next door to the former North Main BBQ location.


Other non-restaurant development activity includes building plan submittal for a 107-room Cambria Hotel near Fuller-Wiser Road and E. Airport Freeway, site development work for 6 Stones’ new campus on W. Euless Boulevard, construction of Chase Bank’s automated banking facility on W. Euless Boulevard, and finally, site development work for the Watercolor mixed-use development at State Highways 360 and 183.

Tis the season to be joyous in Hurst!

Hard to believe we have come to the end of another year and are into the hustle and bustle of the exciting Christmas season. We have so much to be thankful for including the many new businesses that have joined the already fine roster of Hurst businesses. 


145 new businesses occupying 326,000 square feet have opened over the last 12 months. This brings the occupancy level of the total commercial square footage to nearly 95%. This allows significant merchandise selection for those shoppers who often come from greater distance for their Christmas gift hunting. Many retailers do 35% to 40% of their annual volume in these final 6 weeks.


North East Mall has enhanced it’s Christmas presentation with four new businesses that have opened this quarter including Lily’s Taco Shop, Miniso, Draper Outfitters Shoe Store, The Pet Stop and construction has started on a new Foot Locker Super Store that will open after the first of the year.

Other new business examples include Tacusa Tacos-N-Pupusas, Crumble Cookies, Vive Society Fitness Center, Bishop Maserati and Lifted Trucks.

Families are enjoying new opportunities to move to Hurst with new residential projects like Mission Time Square and eventually the new Adkins Park. Mission Town Square has just completed its construction and is now leasing its 67 new David Weekly homes for rent next to Target. This innovative project allows considerable walkability convenience for groceries, pharmaceuticals, and numerous restaurants. Adkins Park has commenced the site work on their 30 acre, new luxury home development that will eventually include 75 homes. The development is being built by Our Country Homes with price points of $800K to $1M.


Watch for announcements of the new businesses soon to come to Hurst including Buffalo Wild Wings GO, David’s Hot Chicken, Hotworx, DFW Surgical Hospital, and Pop Shelf

Despite Bedford being nearly built out, residential developers are identifying infill and redevelopment opportunities, and reviving previously approved plans. With most of the City’s housing originating in the 1970s and 1980s, the introduction of new housing products offers more choices for those looking to upgrade, downsize, or relocate to the area.


In response to escalating land costs and the desire of many prospective homeowners to streamline their lifestyles and reduce the burden of maintaining larger properties, townhome developments have gained traction. Recently, the City Council approved the Haven Townhome project, located at 1525 Bedford Road, slated to contain 29 townhomes on 2.85 acres, with four open space areas, which will be developed by Osama Nashed.


Furthermore, previously approved but dormant projects like Oakwood Townhomes and Amherst Townhomes are now progressing due to heightened demand and favorable economics. Oakwood Townhomes, located at 3800 Harwood Road, will include 72 townhomes, a community pool, and multiple open spaces on 6.55 acres. Amherst Townhomes, a 20-unit townhome project located at the northwest corner of McLain Road & Cummings Drive, will soon commence construction. The townhomes will be available for rent through Amherst, owner of the adjacent apartment complex.


Single-family activity remains robust, with new neighborhoods in various stages of development. Sharieff Garden Homes, a DR Horton project, is under construction at Hospital Parkway and Pipeline Road, offering homes starting from $499s, with sizes ranging from 1,350–2,995 sq. ft.

 

Nicole Court, a recently approved 12-lot infill development at 2505 Murphy Drive, is being developed by Trevor Truss. And Oakwood Hills, a Key Life Homes project, plans to construct a 53-lot single-family neighborhood on the site of the former Christ Wesleyan and Concordia Lutheran churches on Harwood Road, with site work set to commence soon.


Another notable single-family project, Grace Park, is pending Council approval on November 14th. The development envisions a 42-home neighborhood on 8.91 acres, situated at 2416 Cheek Sparger Road. The developer is Bloomfield Homes

The Hurst Euless Bedford Economic Development Foundation is a partnership of the cities of Hurst, Euless, Bedford, the HEB Chamber of Commerce, and the HEB Independent School District. The Foundation markets the three cities primarily though trade shows, professional associations and meetings with commercial real estate developers. A primary focus of this foundation is retaining area businesses which, outside of supportive partners, is a primary source of funding.
