ICYMI: Ryan Companies breaks ground on Schrader Farms Business Park

Ryan Companies US, Inc., a national commercial real estate solutions provider, recently announced the financial closing and beginning of construction for Schrader Farms Business Park. Located at the northwest corner of Queen Creek and McQueen roads, the business park is comprised of three industrial buildings totaling more than 432,000 square feet.

“As the Phoenix market continues to experience speculative industrial deliveries, we are thrilled to break ground on an infill project that will benefit a variety of users in a high barrier to entry submarket,” said Josh Tracy, senior vice president of real estate development, Ryan Companies.” Given this project’s prominent and strategic location in the East Valley, it will suit users looking for space to fulfill their manufacturing, logistics and supply chain needs.”

Schrader Farms Business Park is within the city's Airpark Area employment corridor, which has seen significant industrial development and business investment in recent years thanks to location advantages that include a diversity of site and building options, proximity to major freeways, and ability to recruit from the East Valley's growing labor pool.

“Chandler continues to follow a strategic and thoughtful plan for industrial development in our innovation-focused community,” said Chandler Mayor Kevin Hartke. “We would like to thank Ryan Companies for their commitment to this vision and we are confident that these Class A industrial buildings will make the short list for manufacturing and R&D prospects considering the East Valley.”

Chandler lowers property tax rate for 9th consecutive year

The Chandler City Council has lowered the city's primary property tax rate for the ninth consecutive year to help minimize the impact of increased property values. The one cent reduction brings Chandler's combined property tax rate to $1.0826 per $100 of assessed property value for fiscal year 2024-25, which begins July 1.

Other budget highlights that help ensure Chandler offers the right environment for continued development activity and business growth include:

  • Maintaining the lowest combined annual cost of services among Valley cities for water, wastewater, solid waste, property tax and sales tax.
  • Investing millions of dollars in infrastructure projects to support streets, parks, public safety, sustainability and other critical areas.
