On Friday, January 21, the Buffalo office was showing off their Bills pride with many employees wearing their favorite team apparel and of course we started our day with delicious Bills themed bread from DiCamillo's Bakery!

CLARIFICATION ON NEW POLICY FOR CHANGE COVER

As we announced in the December Newsletter, effective January 1, 2022, the Buffalo Office of Chicago Title is no longer accepting requests for Change Cover of abstracts at Closing. We will run out the title, as we always have, for insurance purposes but we ask that you please send the abstract back to the company that updated it. The Lockport Office will continue to offer the change cover service.

To clarify, Chicago Title will still accept Search orders for Continuation/Update with abstracts from other title companies.

COME VISIT OUR NEW STATE OF THE ART CONFERENCE ROOM!

The Buffalo office is proud to welcome our clients to a newly renovated office on the 2nd Floor of the historic Liberty Building. Our new conference room will seat up 15 people, and is equipped with video conference equipment and a 75" television. Beginning in January 2022, our conference room will be made available to clients as a Closing room for transactions. This will be on a reservation only basis. We encourage you to email or give us a call to find out more or to reserve the room. Masks will be required of all visitors and please observe social distancing.

HOUSEKEEPING & REMINDERS


The past two years, the real estate and title industry has undergone significant change in how we deal with COVID. The pandemic has caused mail delays, staffing shortages, among many other issues. Here's a brief reminder to help you and Chicago Title get orders processed quicker and more efficient:
  1. All new orders should be sent to the Chicago Title office for which you are ordering. Please do not leave orders or any other correspondence at the Clerk's Office. The desks at the Clerk's office are not 100% staffed during business hours, and we have had several instances of lost or misplaced items. Please have orders delivered or utilize online ordering.
  2. If you have an order that is time sensitive, please overnight it or hand deliver to our office. Utilizing the postage paid envelopes can result in significant delay. Those envelopes are bulk-rate mail and can often take weeks to arrive, depending on how busy the post office is.
  3. When having items hand delivered to our office, please put the documents in an envelope (or appropriate packaging) and reference an order number or specific contact person. This helps our team determine which department and/or person to deliver your documents.

Nattalie Moore, an escrow officer with Security Title Agency in Glendale, Arizona, was closing an all-cash purchase of a home for an 87-year-old buyer. Nearing the closing date, the buyer started receiving emails from someone who appeared to be his real estate agent, instructing him to send funds to close right away. The emails created a sense of urgency and read as follows:

Due to back to back closing, the title company advised you to prepare to have your cash to close wired tomorrow morning as this well expedite the process of recording with the city and have the title work finalized prior to closing and also prevent any funding delays as they can only disburse on fully collected funds. You will be getting the final amount due at closing from your escrow officer along with wire instructions to complete your wire request. Please acknowledge the receipt of this email. 

The next email the buyer received was sent from a spoof email account meant to look like it came from Nattalie; it read as follows: 

Our office is fully booked for the next coming weeks so we advise all buyers closing this month and next month to get their funds in earlier. I will send you your closing statement showing the amount due and the wire instructions to have your funds wired tomorrow morning.
