Chapter President's Message

Hello everyone! I am honored to serve as President of the Atlanta Area Chapter of the Appraisal Institute for 2023. What a busy and exciting year we have ahead of us, both on the Chapter level and Nationally! I would like to first start by thanking all of those who are serving this year. I really appreciate your willingness to help to serve and I look forward to working with you. For a complete list of our 2023 Chapter leaders, please visit the Chapter Leadership page on our website (https://www.aiatlanta.org/home/chapter-leadership/). If you have an interest in serving on a committee or in a leadership position in the future, please reach out to us. I have found being involved at the Chapter and National levels very rewarding, both professionally and personally.
 
We started out the year with Craig Steinley, MAI, SRA, AI-GRS, AI-RRS, National President of the Appraisal Institute, attending our 1st Quarter Board meeting, education seminar, and Chapter Meeting. In my 25 years of attending AI meetings, I don’t recall a time we had the National President spend such an extensive amount of time with our Chapter and we are very appreciative of Craig doing so.
 
Our leadership team’s emphasis for this year will be on education and social events.
 
We are excited to announce a new educational offering this year, the State of Georgia. The Atlanta Area Chapter is partnering with the Savannah Area Chapter to host this first-ever seminar on May 9, 2023. This Zoom-held program will feature four prominent speakers to cover pertinent and timely real estate topics spanning the entire State of Georgia. A big thank you to David Griffin, MAI, SRA, for coming up with this idea during our brainstorming session at our 1st Quarter Board Meeting. Also, very appreciative of the Atlanta Area Chapter and Savannah Area Chapter Boards for supporting this new venture. The 2023 State of Georgia Team includes:

We will have our 2nd Quarter Chapter meeting at Topgolf Atlanta Midtown on April 27thTed Whitmer, MAI, AI-GRS, will be the instructor at the afternoon educational seminar, Current Issues & Misconceptions in Appraisal. If you are not familiar with Ted, he is an incredible instructor and I highly recommend you attend this educational offering.
 
Our Education Committee and Candidate Guidance Committee are in the process of organizing a Comprehensive Exam prep session(s) for Candidates in our Chapter. The Committee’s plan is for this session to be held in late May or early June to help Candidates prepare for the August testing window. Thank you to our Education Committee (Andy Sheppard, MAI; Jim Vernor, MAI; Chris Calhoun, MAI; Talani Casariego, MAI; and Chris Farrell, MAI) and Candidate Guidance Committee (Matthew Albigese, MAI; Grant Murphy, SRA; and Keith Nelson, MAI) for your efforts! Be on the lookout for more information about this in the near future.
 
On the social aspect, we will be having an informal (Going Dutch), Happy Hour on Thursday, March 30th, at 5:30 p.m. at Scofflaw Brewing Co. Thanks to John McCullough for all your help with planning this event! Additionally, we are currently in the planning stages of a big event in early September. More information on this event will follow in the coming months!

Leadership Development Advisory Council (LDAC)
This year’s LDAC will be held May 17-19, once again in Washington, D.C., and the Atlanta Area Chapter will be well represented. David Griffin, MAI, SRA, AI-GRS; Rick Kenny, MAI, SRA; and Peter Lamas, MAI will attend on behalf of our Chapter, and Bo Bass, MAI has been selected to serve as one of four Discussion Leaders. 
 
CEO Search Team Assembled
The Appraisal Institute has formed a CEO Search Project Team to assist with identifying and recommending to the Board of Directors up to three candidates to serve as the Appraisal Institute CEO. I am proud to say that of the eight-person Project Team, three are from the Atlanta Area Chapter! These three include:

National Update
AI Practical Applications of Real Estate Appraisal (PAREA) – For those of you who are not familiar with PAREA, this is a pathway that was established by The Appraisal Foundation as an option for aspiring appraisers to fulfill experience requirements virtually. The goals is to help decrease barriers to entry in our profession, particularly situations where finding opportunities to work as a trainee are extremely limited. While there will be multiple providers of PAREA, the Appraisal Institute has been working on a version that will be the gold standard in the industry. The AI version of PAREA is to launch 3rd Quarter of this year.
 
Appraisal Institute Website – After extensive studies and work, the Appraisal Institute is expected to launch its new, and much improved, website in the 3rd Quarter of this year.

J. Tyler Leard, MAI
J. Tyler Leard, MAI, Certified General Real Estate Appraiser, is a Director at Specialty Valuation Group (SVG), and has more than 14 years of commercial real estate appraisal experience with numerous property types. He is a Certified General Real Estate Appraiser in multiple states. He co-authored the Appraisal Institute book “A Guide to Appraising Restaurants,” was a contributor to “A Guide to Appraising Automobile Dealerships, 2nd Edition,” which was published by the Appraisal Institute in 2021, and co-authored The Counselors of Real Estate’s Real Estate Issues articles “The Stages in the Life of a Restaurant Property” and “Counseling the Banks: What is the Market for Branches?” Prior to entering the appraisal profession, Mr. Leard was a financial analyst.

Duration in the profession
I began appraising houses part time in 1986 when employed at Trust Company Bank, so about 36 years. I went full time in August of 1990, obtained my MAI in 1996 and started my own company in 1998.
 
Hometown/Currently live
I consider Macon my hometown, but my home is in Juliette. My office is in Macon, about a 15-minute drive.
 
Family Members
Karen is my wife of 43 years and I have two adult boys.
 
Hobbies
I enjoy golf and travel. I golf more than travel.
 
What is your primary line of appraisal work?
I appraise general commercial projects for financial institutions, but we also do work for attorneys and condemnation projects. Additional clients include governmental agencies and individuals. I have done appraisals in six states over the years but try to limit it to Georgia now. We try to stay outside I-285 and prefer to work south of I-20.
 
What are the biggest issues facing the appraisal profession?
Our professionals are getting older. We need a better way to train younger people. And we need a lobby so people will hear us on issues that affect both appraisers and issues related to appraisals for financial institutions.
 
What do you see as the biggest strengths of the Appraisal Institute?
Education is far superior to other options. I feel blessed to have met so many good people through networking with the chapter as well as classroom learning. 
Practical Applications of Real Estate Appraisal Mentor Program

Providing an alternative to the traditional supervisor and trainee model for experience for licensed residential and certified residential appraisers, AI PAREA is an online program covering appraisal theory and methodology in real-world simulations, with mentoring from expert appraisers like you!
