Pfau & Company Real Estate Market Update - April 2024

Late April and we have not hit 100 degrees yet! This has been a nice Spring. We were lucky enough to get our extended family out for a camping night at the ranch, and I have learned to turn the flash off my iPhone 14 to create and share some cool pics.

In March, new home listings across the Austin-Round Rock-Georgetown MSA jumped to 4,714 new listings, 10.2% more than March 2023, leading to multiple markets reaching four months of inventory, according to the latest MLS data. The numbers indicate that homeowners have confidence in their ability to sell their homes for good value while buyers now have a larger selection of home options, helping to keep price growth flat.


We are personally seeing more sellers reach out to confirm their home value and a better understanding of market timing. Buyers are beginning to think todays lower pricing, as compared to a few years ago, will increase if rates go down. Pent up demand is strong, people are ready to move if the stars align.
