Denver Releases New Version of
Income-Restricted Housing Mandate
All large residential developers would have to incorporate “affordable” units, or pay the city hundreds of thousands of dollars per missing unit. The linkage fee would increase for those building other projects. The latest version reflects feedback that came in after a previous proposal released in October, according to the city.

SESSION INFORMATION: “Pandemic fatigue” has been described as the exhaustion felt after spending months of extra time and energy dealing with our new pandemic lifestyle and all the struggles that came with the pandemic. In addition to missing out on important milestones (like weddings, funerals, graduations, vacations, etc.), we likely feel burned out from a decrease in Life Work Balance. Regardless of our job, we likely experienced an increase in workload (balancing work and remote learning for our kids, taking fewer breaks, losing boundaries between work and home) and an increase in isolation.

Ultimately, being mentally and physically exhausted leads to experiencing feelings of dread and helplessness. Our resilience decreases as does our overall happiness. Because we are exhausted, we lose motivation to do anything about the negative feelings we are experiencing and that leads to a vicious cycle of feeling more and more anxious and on edge.

In this session, Abby, with Life Work Balance LLC, will share several tips with you on how you can tap into your happiness and boost your own resilience to reverse the burnout and pandemic fatigue you may be experiencing. During this session you will learn tips and tools that you will be able to implement immediately to help you overcome the exhaustion.

SESSION INFORMATION: According to the U.S. Department of Local Affairs, the population in Arapahoe County was projected to grow more than 50,000 between 2010 and 2040. If you follow Corona Insights, it’s projected closer to an increase of 200,000 between 2019 and 2040. With long waiting lists for potential new home buyers and REALTORS® scrambling for inventory to show their buyers, this isn’t a surprise to much of anyone. Then throw in transportation. By 2040, Arapahoe County predicts congestion will be up to 20.4%, up from 16.5%. Bryan Weimer, Director of Public Works and Development for Arapahoe County, will guide you through the challenges and the County’s plans to address them.

The Holiday Season Puts a Wrap on a Surprising Year in Denver Real Estate
What is surprising? After the anomaly of the 2020 Denver real estate market, many experts expected a slight cooling of prices and demand. While we saw small pockets in some price points, overall, the market remained vibrant for sellers. South Metro Denver REALTOR® Association (SMDRA) Chair, Barb Riley, noted: “While we typically have a strong spring market with activity cooling slightly in the summer, that wasn’t what we experienced in 2021. Priced correctly, homes are still in multiple-offer situations, with buyers competing for an inventory that doesn’t show signs of turning around, at least for the first quarter of 2022.” New listings in November were the second highest in five years at 3,614 homes.

SMDRA STORIES
Cakes & Jazz - A Strong Legacy from Former AAR Director -
Daryl Oliver
One may not put the two together, but Daryl Oliver combined his love of jazz and his famous white chocolate cake to raise funds to bring youth jazz groups into the spotlight in metro Denver, providing instruments and classical jazz training. While that was the work he loved, kids were the reason – where he was happiest.

Daryl passed away on January 13, 2022. Daryl was a REALTOR® with Weichert REALTORS® Professional and held his license for 10 years. He served as an Aurora Association of REALTORS® Director from 2014 – 2017 and was one of the first AAR Good Neighbor recipients.

His friends say he was a gentle giant with a heart for service. He will be missed. He is survived by his mother, Leta Oliver. Memorial services were held last week.
