If You Want to Brand Yourself Better, Lead Better

Your role as a leader is to bring out the best in others...Not make yourself feel more important.

Because of the celebrity status that is attached to certain individuals in leadership roles, we mistake leadership for popularity. Social media only causes that perception to be reinforced.

By delivering value, people will naturally follow you. And so in a disrupted market, leadership, solutionship, is the best marketing. Leaders aren't just doers, they give others the examples and tools to lead others.

Especially in a volatile, disrupted market, leadership is rare and and often not available to individuals within their context and their situation. The ability to provide qualities of leadership within one's community can become part of the business person's professional brand. It's not just a "Jimmy Sells New Jersey" attitude, but Jimmy doesn't just sell New Jersey, Jimmy sold my New Jersey house.

Inventories have been declining for the last four-and-a-half years. As a leader, you should know how this affects transactions, buyers' access to capital, and how sellers are leveraging their digital platforms to present their properties quickly to prospective buyers.

Here's some great tips on personal leadership:
The leader is able to take a stand not because they are always right, but because they're not afraid to be wrong. Fear doesn't belong in a leader.
Leaders are listeners. They don't just listen but they also ask open-ended questions, which becomes a springboard to developing better or transactional relationships.
Leaders don't run to the spotlight. The ability to bring together people especially in a real estate transaction requires the true art of leadership. They understand that the celebration of others for their accomplishments does more to produce a better outcome than hard-nosing an outcome to get your way.
Promotion very often is the result of an individual bringing a solution to a problem without broadcasting their achievements to others.
Leaders don't put down other people. This is a hard one because other people give us so many opportunities to talk about them. But a good leader is able to deflect our tendency to go negative.

Lower Rates, Sustained Demand & Improving Supply

The demand for housing in the area of existing home sales climbed 14.5% in February from January. This represents a shift in the erosion of existing sales that had been on a 12-month skid. It also represents a 22.4% increase year-over-year, which is the largest since July 2020. The median existing home sale price remained stable at $363,000, just 0.2% lower than January 2023.

The trajectory of sales from existing homes is still down to 4.58 million homes in February, which is a 22.6% decline from February 2022.

Mortgage rates have fallen, and are now under 7%, which is helpful to buyers, but inventory still remains at a 2.6-month supply.

The days on market for February actually jumped to 34 days, from 18 days in February 2022, but basically were flat from January 2023. First-time buyers still make up a smaller percentage than what is usually the case, just 27% in February, which is down from the 31% reported in January 2023.

The percent of all-cash transactions also fell to 28% in February, down from the 29% reported in January.

Distressed sales, which include foreclosures and short sales, accounted for 2% of all sales in February, which was equal to the same amount in January 2023 and February 2022.

According to projections, in 2022, an estimated 331,449,281 people are living in the United States, an increase of 7.4% from the last census in 2010.

■ More than 27% of Americans reside in the three most populous states: Texas, California, and Florida.
■ Population decrease data from 2010 to 2020 shows that Connecticut, Michigan, Ohio, Wyoming, and Pennsylvania are the states with the slowest growth.
■ More than 30 million people will move at least once in the next 12 months. That’s an astounding 19% of the U.S. population!
■ Roughly 253,000 individuals relocated to the South from elsewhere in the country in 2021, while the Northeast lost about 227,000 residents.
