The 50th RE/MAX R4 Conference

Every year RE/MAX has a huge international conference in Las Vegas, Nevada at the end of February, and this year just happens to be the 50th anniversary! I will admit that I was hesitant to attend last years conference because I grew sick and tired of Las Vegas during the three years that my wife and I lived there, but I did find a few useful nuggets at last years conference, and it served as a great way to recharge my real estate batteries as 87% of agents don't make it past their fifth year in the industry. I was on the fence about attending the conference this year, but once my broker announced that the highest selling agent of 2022 would have their trip paid for in full, my fate was sealed!

Now that I'm back home and well recovered, I've had a little time to reflect on the experience. Similar to last year, this year did well to realign my focus for the coming year which proved beneficial coming out of Humboldt's frigid winter market. As cliche as it sounds, the bulk of the rhetoric at this years conference centered around getting back to the basics. This stems from the majority of Americas real estate markets coming back down to earth after the meteoric rise we experienced during COVID. During those fat years we saw an unprecedented amount of new agents join the market and do well, which can unfortunately lead to a false since of accomplishment and security from agents who've never experienced a 'normal' market. The good news for Humboldt County is that we have already shifted back into a buyers market where listings are sitting on the market just a little bit longer, bidding wars have disappeared, and buyers can actually get a home with an under asking price offer!

Some Highlights from the 50th RE/MAX R4 Conference in Las Vegas, NV!

• New listings experienced a slight increase, from 34 to 37 this week.

• Pending properties saw a small decline coming in at 24, compared to last weeks 29.

• Sold properties experienced a jump with 27 this week, ten more than last week.
