MARKET REPORT

January Housing Market Shines with Opportunities


The numbers don’t lie, and that is good news for buyers and sellers navigating the Naples real estate market. According to the January 2025 Market Report by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island), overall closed sales in Naples increased 12 percent in January to 551 closed sales from 492 closed sales in January 2024. And while annual appreciation has quieted down compared to 2021 and 2022, the median closed price in January increased 9.4 percent to $659,000 from $602,000 in January 2024. (The median closed price is the point where 50 percent of all homes sold were below the figure and 50 percent sold were above the figure.

NABOR® INTRODUCES NEW FORM: “ADDENDUM TO SALES CONTRACT – ALLERGENIC MOLDS”

NABOR®’s Legal Resources Committee has recently released a new form addendum which, when used in conjunction with the NABOR® “Sales Contract (Residential Improved Property)”, permits buyers to treat elevated levels of penicillium aspergillus or other allergenic molds as a contractually-defined “Defective Inspection Item”. The introduction of this new addendum, entitled “Addendum to Sales Contract – Allergenic Molds”, permits the parties to agree, as part of the Sales Contract, that the elevated presence of penicillium aspergillus or other allergenic molds is to be treated in the same manner as the elevated presence of toxic or pathogenic molds. It is anticipated that the use of this new Addendum will be used by and be helpful to purchasers who may have certain health concerns relating to allergenic molds, including persons who may be immuno- compromised or have other respiratory ailments.

A GUIDE TO THE NEW MANDATORY NABOR® CONDOMINIUM ADDENDUM

The Naples Area Board of REALTORS® (NABOR®) responded to the recent Florida Legislature changes to Florida Statute Chapter 718 which governs Condominiums. The Addendum to Sales Contract Condominium, effective January 1, 2025, is the result of the changes to the Condominium laws. This is the first time NABOR® has removed references to Chapter 718 in the body of the NABOR® Contract. The new Condominium Addendum replaces and augments the NABOR® Contract and must be included with all new submissions of the NABOR® Sales Contract to preclude the Buyers right to rescind the Contract absent signing the Condominium Addendum.

AI AND FRAUD

Cyber fraud impacted our industry most significantly when title agents, lenders and Realtors® were first impersonated to redirect checks and wires. Companies like CertifID and ClosingLock were created to help combat these crimes, but unfortunately they remain a major concern. The scammers then evolved only five (5) years ago by pretending to be the Seller altogether and selling property that wasn’t actually for sale. Read the full article in the link.

MOTION: Made, second, and carried, that the Professional Development Committee recommend to the Naples Area Board of REALTORS® and Real Estate Professionals, Inc. (NABOR®) to explore AI Technology that makes NABOR® video content more easily digestible by members. The Digital Content Specialist can make recommendations that staff, our social media vendors and the Tech Team could explore.


MOTION: Made, seconded, and carried that the RPAC Committee recommends to the Board of Directors of the Naples Area Board of REALTORS® and Real Estate Professionals, Inc. (NABOR®) to approve the use of $1,500 in local funds to contribute to Commercial Advocacy Day; an event to be held in partnership with the Southwest Florida Commercial Alliance and Royal Palm Coast Realtor Association.


MOTION: Made, seconded, and carried that the Budget and Finance Committee recommends to the Naples Area Board of REALTORS® and Real Estate Professionals, Inc. (NABOR®) to approve $15,000 for fundraising activities to increase the NABOR Charitable Foundation Scholarship fund.


MOTION: Made, seconded, and carried that the Naples Area Board of REALTORS® and Real Estate Professionals, Inc. (NABOR®) approve that the Symposium Economic speaker event be held in person every year and that the Expo be held as economically as possible, even if held in the NABOR® building.


MOTION: Made, seconded and carried that the Board of Directors of the Naples Area Board of REALTORS® and Association of Real Estate Professionals, Inc. (NABOR®) and M.L.S. of Naples, Inc. approves up to $4,500 for the President and President-Elect to attend the Resort Alliance Annual Conference - 2025. To cover registration, hotel, and other expenses.
