This week I am highlighting my Home Staging Consultation Service. I offer a range of staging services designed to help homeowners present their properties in the best light. I now longer do physical staging of vacant homes but I still provide three powerful staging services: Walk & Talk Consultations with personalized design suggestions, Visuals (to show those who can't see it in their head), and Customized Lighting selection. By combining creative expertise and practical strategies, I provide realistic, cost-effective and actionable recommendations to help achieve faster and more profitable sales.

Even Realtors sometimes need guidance when selling their own homes. Initially, the homeowner/Realtor listed the property to gauge interest, but the 'before' photos from the first listing didn’t generate the desired response. She then decided to consult with me and take advantage of additional services I offered. The results? The 'after' photos tell the story—the second listing went pending within just 5 days...at a higher price.

BEFORE...

This was a nice and large kitchen but it felt a little unfinished. Because there was no upper cabinets it felt a little bland. She also had two different counter tops that didn't work well together.

AFTER...

Since some people struggle to visualize my ideas, I provide additional services to create a clear visual representation for them...which is what I did for this client. On this project, I suggested painting the space between the windows, adding vertical trim, and incorporating battery-operated sconces to enhance visual interest. I also recommended a budget-friendly option to resurface the countertops for a cohesive look. While this isn’t a high-end solution, it’s an appealing interim upgrade that many people are happy to live with until they're ready for a full remodel.

BEFORE...

Whenever possible, I aim to work with the homeowner's existing furnishings. However, in this case, the furniture was mismatched, and the homeowners had partially moved out. In such situations, I recommend removing all furniture entirely. Well-chosen furniture can elevate a space, but mismatched or random pieces can detract from it. In this scenario, an empty room presents better than one with inconsistent furnishings.

AFTER...

Painting it dark above the wainscotting made the room feel more dramatic yet cozy. I also suggested she replace the 'boob' light with a chandelier to make it feel more grand (I would have lowered the light to 6' from the floor). While nothing compares to the impact of actual staging, virtual staging can be an excellent tool for creating standout marketing photos like this."

BEFORE...

The primary bedroom needed to bring it's style up with the changes that were happening downstairs.

AFTER...

I recommended replacing the original ceiling fan and light fixture with matching lights or 'fandeliers' to create a cohesive look. Additionally, I designed an accent wall that complements the dark colors downstairs and ties in with the accent features in the kitchen.
