The Jacksonville City Council unanimously approved the rezoning of a 16.4-acre parcel north of I-295 and west of I-95 on Tuesday that will include a new market-rate Corner Lot multi-family community.

Located at 12921 Duval Road, the 11.95-acre development will include eight four-story buildings consisting of 320 apartment homes. Floor plans will offer one, two, and three-bedroom options. Luxury interior amenities will include 42-inch shaker cabinets, granite counter tops, subway tile backsplash, stand-up glass showers, and walk-in closets. In addition, each apartment will include stainless steel appliances and a washer and dryer.

The $73M project will include a clubhouse with a coffee bar and a 24-hour fitness center, a custom resort-style pool with an outdoor summer kitchen, and a dog spa. The new community will be conveniently located in close proximity to the Jacksonville International Airport and several employment centers, including an Amazon Distribution Center.

The unnamed project is scheduled to break ground in the fourth quarter of 2022 and be complete in the second quarter of 2024. Summit Contracting Group has been selected to construct the development. The rezoning also included a parcel for potential commercial use in the future.

by Jacksonville Business Journal
It’s official! The Jacksonville Business Journal confirmed what we already knew when it named Corner Lot a “Best Place to work on the First Coast” this month. The Journal’s competitive ranking recognized “a culture and environment that workers love” and confirmed that rewarding drive, innovation, and collaboration is a winning formula.

"At Corner Lot, we are truly amongst friends who support one another, work hard, and play hard," said Andre Green, Corner Lot Commercial Development Manager.

Corner lot prioritizes a creative, engaging, and challenging environment that provides the support and freedom to make decisions, the tools to be productive, and the opportunity to make a difference. We have carefully assembled a select team of professionals with experience in a variety of fields including real estate development, construction, project management, finance, and governmental relations.
Internship Program Wraps Up Successful Summer of Learning

With the school year upon us and fall around the corner, we’re saying a sad goodbye to Corner Lot’s inaugural class of summer interns. The internship program was blessed with a group of hard-working students who were bright, inquisitive, and dedicated to their profession. Their time included experience in all aspects of real estate development, on-site work, field trips, and a lot of laughing and fun!

The Special Election for the future of the Jacksonville Sheriff’s Office is Tuesday, August 23. With a strategy to put more police officers on the street and target gangs and violent criminals, TK Waters is the clear choice to keep Jacksonville safe. Endorsed by Governor DeSantis, TK has the experience we need to lead the Sheriff’s Office. Join us at the polls in voting for T.K. Waters for Sheriff!
Meet Our Team: Josh Hogan Promoted to Construction Superintendent
A native Floridian, Josh moved to Jacksonville in 2000 to attend the University of North Florida where he studied Elementary Education. After working in education for nine years and being named Teacher of the Year at Highlands Elementary, he transitioned into the real estate industry in 2014 to work for Corner Lot Properties. A hard-working, dedicated professional, who is always ready to go above and beyond, Josh quickly built a reputation for ensuring a job gets done correctly and quickly, and even survived a water moccasin bit in the line of duty. He was promoted to Construction Superintendent for Breeze Homes this month and now oversees all day-to-day construction activities. Outside of the office, you can find Josh draining putts, cheering on the Jaguars, or on the water casting a line.
