Avalon Bay’s Grand Opening of Somerville Station

Members of the MaGrann team were happy to attend the formal opening of this 374-unit transit centered, mixed use development in Somerville, New Jersey in July. This architecturally varied and amenity laden project achieved ENERGY STAR certification with support from MaGrann’s sustainability consulting group and MEP design from our engineering team. The development connects directly with the NJ Transit line to Newark and New York City, as well as the town’s retail center and parks.

Conifer Wraps up Red Rock Preserve in NJ

Congratulations to Conifer Development & Construction Management team on completion of this multifamily new construction project! Phase 1 and 2 will bring 100 units of much needed affordable housing in Branchburg, NJ. Red Rock Preserve is ENERGY STAR certified, bringing enhanced quality of living to tenants. HERS scores ranged from 62-66, offering annual savings for tenants of $600 -$1,100!

New Funding for HUD's Green and Resilient Retrofit Program (GRRP)

The Inflation Reduction Act (IRA) is providing additional funding for eligible HUD-assisted multifamily properties in the form of direct loans and grants to fund projects that improve energy or water efficiency, enhance indoor air quality or sustainability, implement the use of zero-emission electricity generation, low-emission building materials or processes, energy storage, or building electrification strategies, or address climate resilience. HUD has made funding available under three pathways: Elements, Leading Edge and Comprehensive.

 

MaGrann is currently supporting applications for the Leading Edge Path to help project teams meet the following green building program certification requirements:

  • Passive House (PHIUS+) ZERO or ZERO REVIVE
  • Zero Energy Ready Multifamily, with renewable energy capacity sufficient to offset expected annual energy consumption
  • ENERGY STAR Next Gen with renewable energy capacity sufficient to offset expected annual energy consumption or emissions, plus GHG intensity of 0
  • LEED v4 Gold or Platinum, with LEED Zero Carbon or LEED Zero Energy designation
  • LEED v4.1 Multifamily with Zero Energy or Zero Carbon designation
  • Enterprise Green Communities Plus 2020, complying with Criterion 5.4 Achieving Zero Energy
  • National Green Building Standard Green: Gold or Emerald, with Green+ Net Zero
  • Energy or Resilience designation

DOE ZERH Trends, Program Updates, Key Considerations

The demand for DOE Zero Energy Ready Home certification is skyrocketing with the modification of the 45L Tax Credit under the IRA along with QAP incentives and requirements increasing in the Mid Atlantic and northeast.


It’s also worth noting that ZERH program changes are on the horizon for multifamily buildings!

 

Projects that are issued permits starting January 1, 2024 may be subject to the updated version of this program. We have reviewed and submitted comments on the proposed changes and want to offer three key takeaways development teams should be considering:

  • Pursue a lower HERS target
  • Incorporate heat pump water heating (in-unit, shared, or centralized)
  • Plan for full electrification

New MaGrann Research Report Published by NYSERDA

Integrated Controls for Ductless Mini-Splits and Legacy Central Heating Systems is a new report that details a study demonstrating how integrated controls can maximize the effectiveness of air source heat pumps in existing homes. 


As expected, fossil fuel heating use savings during the integrated control condition were positive for most sites. And heating electricity also improved with integrated controls at seven of the 11 sites.

 

This report was published by NYSERDA and prepared in partnership with the Florida Solar Energy Center (FSEC), Pacific Northwest National Laboratory (PNNL), Northeast Energy Efficiency Partnership (NEEP), Centsible House, and MaGrann Associates.

Nazli Iclal Karaman joins MaGrann Associates as an IT & Business Intelligence Intern. Nazli is a sophomore at Drexel University majoring in Computer Science. In her free time, she enjoys cooking, hiking, playing the flute, and spending time with her friends.

Jake Peters is also one of our Drexel co-ops this summer at MaGrann. He is working as a sustainability intern with the new construction team. Jake primarily performs energy models, helping buildings reach their energy efficiency goals. In his free time he enjoys going on hikes and rock climbing.
