We completed two capital projects this summer. The first project was to modify the gates at the pool are so that one can exit without a key. This upgrade makes the HOA compliant with Scottsdale's statutes. The second was to repair and replace a good deal of the plastic drain covers. Thanks to Gus Meyers and Ralph Whitney for their efforts with this second project.
Ralph walked through the next three capital projects:
1) Brackets for the ramada curtains;
2) Oven replacement;
3) Applying a substance to the ramada floor to make it less slippery.
The brackets project is ready to proceed. Bob Sweeney pointed out that the southwest ramada pillar is worn at the base. We agreed to add this to the scope of work. Sher Novak suggested the replacement oven include a cooktop. This was put to vote and defeated 6-11. Sher Novak also suggested we get an additional quote to address how to make the ramada floor
non-slippery. This was agreed to.
Wayne DeBus reviewed the financials, covering four months, from May – August, inclusive. The reports will be available on the website in 1-2 days.
Wayne DeBus also discussed our reserve fund. Notably, 54% of it is funded. The recommended goal is 70%. John Baughn and Wayne DeBus presented an overview of the new reserve fund tool. The examples included a 4% annual raise in fees. The new tool adjusts for inflation.
During the meeting, Elizabeth Rehling agreed to meet with Russell Martin to review illegal activities/errors he feels the board is performing. Post-meeting: Elizabeth Rehling reviewed the response John Baughn previously sent to Mr. Martin. She confirmed it is accurate, so there are no illegal activities by the HOA board. There will be no meeting.
The board hired a lawyer this month to provide counsel on a confidential issue. The total cost incurred was $800.00.
Agenda item 7) c), Property Maintenance by Ralph Whitney, was not covered due to time constraints.
