SAR Advocacy Successes
|
All three REALTOR®-endorsed candidates on the Spokane Primary Election ballot were successful, this week, and will appear again on the General Election ballot in November.
The Spokane Association of REALTORS® (SAR) and the Washington REALTORS® Political Action Committee proudly endorsed three Spokane City Council candidates, all of whom will advocate for housing and home ownership:
Spokane City Council
Dist. 1 Jonathan Bingle
Dist. 2 Betsy Wilkerson (incumbent)
Dist. 3 Michael Lish
Each of the candidates met with a team of REALTOR® member volunteers, who made a unanimous choice of those selected.
"There has never been a more critical time in our city's history for issues surrounding housing," said SAR President Eric Johnson (right in photo above).
"We believe these candidates represent Spokane's best chance at repairing 10 years of under-building in our region."

Your SAR Governmental Affairs Committee is pleased to announce a success for our recent Call for Action to the Spokane City Council.
The Spokane Association of REALTORS® has partnered with the Spokane Home Builders Association and others to formally reject the City of Spokane's proposed Housing Action Plan.
Our greatest concerns were the lack of data on housing needs, lack of changes to allow for more building and a general lack of any urgency to solve the problem.
Thanks to over 300 signatures from Spokane REALTORS® and home builders the Council responded with a decent set of housing amendments that answers many of our concerns. THANK YOU to all Members who answered this Call for Action and shared their opinions with the Spokane City Council.

The SAR hosted a candidate reception for Washington State Representative Jacquelin Maycumber (WA-07) at the SAR, this week.

Document Recording Fees Increase

Fees Increased July 26th
Buying a home is about to get a little bit more expensive.
On July 26, recording fees at the Spokane County Auditor's Office will increase $100.
It's a change brought on by House Bill 1277, which the state legislature passed this year.
The purpose of the bill, and the fee increase it requires, is to generate more money for affordable housing and ending homelessness.

The county warns that documents received without the proper fee on and after July 26th will be returned to the submitter.

All brokers must take this class once every three years. We're currently in the cycle 1/1/2019-12/31/2021. Please note for new agents, completing your first two-year renewal, you must first take the 7.5-hour Code of Ethics and Fair Housing class, within 3 months of joining the SAR, and then you will be eligible for ethics training of not less than three hours of instructional time during the next two-year cycle. The NAR Code of Ethics Class offered at the SAR is a 3.5-hour class called "Code of Ethics for Real Estate Professionals". Your membership will be suspended, until the class is completed, if this requirement is not met. Please call Tami at 326-9222 with any questions.

Residential Landlord Tenant Act
& Seller Disclosure Act
Legal Bulletin 220 summarizes revisions to the Residential Landlord Tenant Act (RCW 59.18) ("RLTA") and related changes to NWMLS's lease and rental forms.
The bulletin provides general information about the revisions to the RLTA and does not address specific scenarios that may arise with the landlord/tenant relationship.
If a landlord or tenant has questions about their rights or obligations under the RLTA, you should advise them to speak with an attorney.
This bulletin also summarizes revisions to the Seller Disclosure Act (RCW 64.06) and the related changes to the Seller Disclosure Statement - Improved Property (Form 17) and the Seller Disclosure Statement - Unimproved Property (Form 17C).
Legal Bulletin 220 and SAMPLE versions of the revised forms are linked below for review purposes - in both clean and redline formats: The revised forms are currently available as SAMPLE forms for review purposes only.
The forms will be published for use on TransactionDesk and Xpress Forms on Monday, August 16th.

SAR Leadership Nominations Open
|
DUE BY FRIDAY, AUGUST 27th Nominations are open for directors to serve on your association board for 2022-2023. There are five, two-year terms available on the board.
Nominees for directorships must be REALTOR® members of the Association who have:
(i) served on a minimum of two (2) standing committees within the seven (7) years prior to the time of the election;
(ii) served on one (1) standing committee within the three (3) years prior to the time of the election; or
(iii)who are currently serving, or within the one (1) year prior to the time of the election have served, as President of the Young Professionals Network or President of the Women's Council of REALTORS®.
If a candidate has served on only one (1) standing committee within the three (3) years prior to the time of the election, that candidate must also attend two (2) Board of Directors meetings within the twelve (12) months prior to running for Director.
To place a name in nomination with the Nominating Committee, please complete the application, offered below. 2021 Technology Survey
|
Realtors® view drones and cyber security as the most impactful emerging technologies to their business, according to a new report from the National Association of Realtors®. NAR's 2021 Technology Survey examined NAR members' current tech usage and attitudes about the future of real estate technology. In addition to drones (37%) and cyber security (34%), Realtors® believe that 5G (31%) and virtual reality (30%) will also have a significant impact on their business in the next 24 months.
