Recommendations and Resources for Condominiums March 26, 2020
The City of Miami Beach is urging all condominiums to take abundant precautions to prevent the spread of COVID-19. Minimizing contact through social distancing is critical to achieve this. Please read the important information below.

Executive Order 20-80
State of Florida has mandated self-isolation for those traveling from NY, NJ & CT
The State of Florida has announced Executive Order 20-80, which requires those who travel to Florida from an area with substantial community spread, to include the New York Tri-State area (New York, New Jersey and Connecticut) to isolate or quarantine for 14 days upon entering the state. Violation of Executive Order 20-80 is a second-degree misdemeanor pursuant to Section 252.50, Florida Statutes.


“Safer at Home” Order
The City of Miami Beach issued a “Safer at Home” Emergency Order, requiring all persons living in the city to remain in their homes to the maximum extent possible.


Condominium Recommendations 
  • Property managers and condominium associations should strongly encourage any condo owners or guests who are visiting from the geographic areas stated in the Governor’s Executive Order 20-80 to self-quarantine for two weeks and educate them as to the order.  

  • They should also consider CLOSING residential gyms if the building does not have sufficient dedicated resources, including maintenance/janitorial staff or cleaning supplies, to ensure the proper and thorough cleaning and disinfecting of all fitness equipment at least twice daily; and or
  • If the building does not have a sufficient amount of individual disinfecting wipes to permit residents using the gym to individually wipe down and disinfect all fitness equipment they use, both before and after such use; and or
  • If the building has a high proportion of residents in the building who are seniors, as such persons may be at a higher risk of COVID-19 infection if they were to use the fitness centers; and or
  • If the building does not have the staffing capability to monitor gyms to ensure proper distance separation, and to limit gatherings of people within gyms to no more than ten people at any given time.

  • Monitor gyms and pool areas to ensure proper distance separation, and to limit gatherings of people to no more than ten at any given time.

  • Maintain high-traffic areas and frequently touched surfaces clean and disinfected.

  • Limit the number of people getting into each elevator car. Encourage residents to ride elevators only with their own party, wait for the next empty elevator car, or take the stairs.

  • Keep a list of all elderly and/or disabled residents who may require periodic wellness checks.

  • Discourage unessential visitors.

  • Encourage that all residents follow the city’s mandated curfew hours, which is 12 a.m. to 5 a.m. until further notice.

  • Do not allow sports events or classes or any type of social gathering of more than ten people at a time while maintaining social distance guidelines.
