Manager's Message from Meadow Brook Village
Hello to our Meadow Brook Village Residents,

Summer is coming quickly, and we are hoping to have another great season this year. I hope everyone has a chance to get out and enjoy all that the Upper Valley has to offer for outdoor activities, such as the many bodies of water, hiking and biking trails, Farmers Markets, and numerous golf courses. We are fortunate to have such an abundance of choices at our fingertips. I wish all an enjoyable and safe summer season.

Just a few reminders as we come in the the spring/summer season. We want everyone to be safe and enjoy all that the warm weather has to offer. With that being said please review the following:

  1. Seasonal Amenities: With the warmer weather upon us it will soon be time to open the car wash (once danger of frost is past) and put out the picnic tables. The pool is scheduled to be opened on Memorial Day Weekend.
  2. Pool Rules: Please read and follow all pool rules for everyone's safety. See Attachment for rules
  3. Barbecue Rules: As per the State of NH fire code, all grills and barbecues must be a minimum of 15 feet from the building and/or patio.
  4. Pet Clean up: Now that the snow is gone and people are out walking and children are out playing it is very important to be sure to clean up after your pet, so others will be able to enjoy the grounds without worry. Thank You
  5. Spring always gets our residents out enjoying the fresh air and warmer temps, so please be aware of your speed for everyone's safety. The posted speed limit is 15 MPH.
  6. Breaking down Boxes: I have been noticing an increase in boxes not broken down lately. I have attached the portion of the lease that covers this issue as a reminder.
7. Trash and Garbage: We do not provide trash and garbage containers other than commercial dumpster near the buildings. You are to use the dumpster for disposal of all trash and garbage on a regular, frequent and sanitary basis. No trash is to be left in any common area for any period of time. No large item(s) are to be placed outside the dumpster. If it cannot be broken down to a 2’x 2’ piece and put into the dumpster's, you will need to take it to the dump yourself or pay a $50.00 fee per item for maintenance to take it for you, unless prior arrangements have been made with Hodges Development Corporation.
           
Pool rules & Regulations
  1. Children under the age of 16 must be accompanied by an adult (who is at least 21 years of age) at all times. You are allowed a maximum of 2 guests.
  2. No Horseplay of any kind.
  3. No running, pushing or shoving.
  4. No Ball playing or Frisbees.
  5. Proper Swimming attire required. No Cut Offs or Shorts.
  6. Long hair should be tied back.
  7. No Glass, Bottles or sharp instruments.
  8. No Alcoholic Beverages will be permitted.
  9. No Smoking.
  10. No Animals or Pets at any time.
  11. No Littering
  12. Remove all Personal Towels, Furniture or Equipment when you leave.
  13. No Diapers to be worn in Pool.
  14. ABSOLUTELY No Trespassing after hours.
  15. Violation of Pool Rules will result in Suspension of Pool Privileges for the individuals involved.
  16. Please make sure the door closes and locks behind you when you leave the Pool Area.
  17. Do Not Remove the FLOAT LINE that separates the deep end from the shallow end

We would like to remind you that there will be more residents walking and jogging throughout the complex as the weather gets warmer. Please be aware of others as you drive through the area so everyone remains safe. The speed limit on the property is a posted 15 mph. We appreciate your cooperation to help keep our apartment community safe.

Our thanks to everyone who complied with our vehicle snow removal protocols this winter season. When we all do our part, it makes the process easier for our plow contractor. Your cooperation keeps the lot clear and parking spots available.

We have some new faces at Meadow Brook Village. We would like to welcome the new residents who have chosen to make our community their home. Be sure to sign up for the newsletters and email blasts and give a "like" to the Hodges Companies Facebook page. These publications will help keep you informed of events happening at MBV and in the local Lebanon area. We hope your stay will be long and enjoyable. We are fortunate to have a nice group of residents who make Meadow Brook Village an exceptional and desirable neighborhood.

Covid-19 Protocols
The Hodges Companies continues to take the COVID-19 health risk seriously. The situation is evolving each day and we are cooperating with federal, state, and local government guidance as it relates to precautionary activity. Please note we are only providing maintenance in emergency situations regarding water or plumbing issues and electrical or heating problems. Management requests that residents wear a mask in the common areas and when a member of our maintenance staff is in your apartment. All public access areas such as the community rooms and fitness areas remain closed. Laundry rooms remain open and will be sanitized frequently. Residents can help by sanitizing the area before and after each use. Our maintenance staff has been providing extra sanitizing of hallways, entryways, mailboxes, and doorways. You can help by sanitizing these areas before and after use. If you have any emergency concerns, please contact your property's main phone number - MBV, 298-5610. Keep on Crushing It!

One of the perks of living in an apartment community is not having to worry about trash removal services. A quick stop at the dumpster and that's it. Every bit of space in the dumpster counts. Please help us keep the cost of this valuable service in check by doing your part. Discarded boxes take up a substantial amount of space in the dumpsters. Please crush boxes flat when disposing of them. Boxes are the biggest cause of overflow on the day the truck comes.

Don't leave bags of trash or other items on the ground outside of the dumpster. Any pick-up or spillage is passed on to us in a fee and eventually on to you as well. Disposal is limited to household trash. If you have furniture, appliances, tires, or metal, ask us about disposal and we will put you on the right track to recycle or toss the items.
KINDNESS MATTERS

The management of Meadow Brook Village and the Hodges Companies would like to extend a reminder to our residents as Covid-19 continues. We ask for everyone's support to be respectful and mindful of the health and safety rules currently in effect. Please remember to be kind and considerate of your neighbors, and each other, as we all continue to navigate the guidelines concerning face masks, social distancing, conducting our day-to-day activities.

As part of your move-in package, we provided you with information about the importance and benefits of having a tenant homeowner's policy. Your personal belongings are your responsibility to insure and replace in the event of a disaster, natural or otherwise.
