These awards were announced this past Wednesday at the Washington REALTORS® Virtual State Business Conference, anchored from Olympia.

Nearly 100 members stopped by for a "Taco Tuesday" lunch, this week, as part of a member appreciation / new member welcome to the SAR.

The SAR estimates about 400 new members have never been inside their association building on Spokane's near north side because it has been closed for the past 18-months (by government order to help flatten the pandemic curve).

Deadline to return petitions is end of business day Monday, November 22nd.
 
ALL VOTING WILL BE DONE ELECTRONICALLY!

You will receive Notice on Wednesday, November 24th of the "Final Slate of Candidates". 
Voting begins on Monday, November 29th. You will receive your ballot via email.

Deadline to submit ballots will be Wednesday, December 15th, 4:30 p.m.
 
Our new leaders will be announced at our Annual Membership Meeting on Thursday, December 16th, at CenterPlace Regional Event Center.

The SAR extends our condolences to the friends and family of Don Priest, Don Priest Realty, Inc. Don passed on Wednesday, September 22, 2021. His Celebration of Life will be announced once it has been finalized.

Counselors of Real Estate
Coming to Spokane!
NAR's Counselors of Real Estate's CRE® Consulting Corps has been engaged by the Spokane Association of REALTORS® to address housing supply issues in Spokane, Washington, as the city's lack of housing production has contributed to escalating home prices and low vacancy rates. 

The unmet demand is particularly acute for moderate and lower-priced homes. Housing demand is expected to increase as the National Association of Home Builders identifies Spokane among the top 20 markets for home price growth, and NAR has named Spokane among the top 10 post-Covid real estate markets.

The CRE® Consulting Corps is developing an unbiased, objective review of relevant demographic and housing data, examining barriers to development, sharing best practices, and presenting implementable solutions to increase housing options that will meet the full range of the city's housing needs.

NAR's Counselors of Real Estate will be in Spokane the week of September 27th.

A Form 35R for the File & an Addendum for Buyer's Lender? ...Fraud?
Washington REALTORS® Legal Hotline lawyer Annie Fitzsimmons clears up whether this practice below is fraud or not in our Friday Video Update.

"We have several REALTORS in town that are following advice from a lender, who asks them to negotiate the terms on the Form 35R, but then after the parties have agreed on the Form 35R to rewrite the agreement on a blank addendum, leaving out all reference to the inspection or repairs so that the lender's underwriter never sees the form 35R.

We have been told that the correct practice is to have one 35R for the office file and a different addendum that the buyer turns in to their lender. We feel like this is fraud and refuse to participate in this practice.

 Code of Ethics cycle ends
December 31, 2021
 

Your Code of Ethics status will appear in the top-left corner on your home screen if you've completed the class.

You can also check your Code of Ethics status on the NAR website: https://www.nar.realtor/my-account?tab=term-My-Education
 

All brokers must take this class once every three years. 
 
We're currently in the cycle 1/1/2019-12/31/2021

Please note for new agents, completing your first two-year renewal, you must first take the 7.5-hour Code of Ethics and Fair Housing class, within 3 months of joining the SAR, and then you will be eligible for ethics training of not less than three hours of instructional time during the next two-year cycle. 
 
The NAR Code of Ethics Class offered at the SAR is a 3.5-hour class called "Code of Ethics for Real Estate Professionals". 
 
Your membership will be suspended, until the class is completed, if this requirement is not met.

Since HUD is a major mortgage lender, they also must deal with foreclosures, like any other lender. In the event of a foreclosure, HUD will have to sell the defaulted property to get back the money lost on the loan. Since HUD deals with such a high volume of mortgages, they are well equipped to handle a high level of foreclosures as well. HUD ends up selling a great deal of foreclosures throughout the country every year, and for buyers and real estate investors, they can be very profitable purchases. HUD homes often sell for anywhere from 30% to 60% less than their market value, simply because they are foreclosures.
