In early April, CHFA closed on a $715,000 loan and $35,000 grant from the Capital Magnet Fund, administered by CHFA, to support Trinidad Artspace Lofts.
This provides permanent financing for the 41-unit development, which serves families and local artists. CHFA also awarded federal 9 percent Housing Tax Credits in 2017.
The development involved the adaptive reuse of three historic buildings that house 13 of the units and gallery space for residents with working space to be completed later. It is the demonstration project for Space to Create Colorado, a state-led initiative to create affordable creative sector and workforce housing and workspace in rural Colorado communities. Trinidad was certified as a Colorado Creative District in 2013.
CHFA’s Capital Magnet Fund (CMF) provides up to $750,000 in flexible gap financing for Housing Tax Credit projects located in eligible areas and serving incomes at or below 50 percent of AMI.
