President's Corner

Tempus Fugit...

Time flies indeed when you are having fun and keeping busy.

Our market keeps performing well but may be showing signs of slowing.

Hopefully, everyone has been saving and preparing for leaner days.

I again want to thank our energetic committee members for being so dedicated.

Plans are in the works for the annual Kickball Tournament, annual Bull Roast, annual County Fair,

annual Meeting & Convention and monthly Card Exchanges.

We have held Fair Housing Expos, Community Clean ups, Coat drives and more...

In addition, the board is offering excellent continuing education programs for members.

I encourage all of you to take full advantage of the CCBOR and support our affiliates and event sponsors.

Together we can thrive and grow and do so with dignity and integrity.

I am very proud to be a member of Cecil County Board of Realtors.

If you have never volunteered, please consider joining a committee.

A few reminders:

- Love Letters are a violation of fair housing and agents can not transmit the letters to the seller(s).

When properties are in coming soon status, Showing Agents are not permitted to show the property.

Property must be active to show the property.

If an agent is to receive an offer site unseen while the property is in coming soon status, the Listing Agent is required to present the offer.

If the seller chooses to accept the offer at that time the Listing Agent can change the status to Pending or Active Under Contract.

Properties must be entered into the MLS in order to advertise the property on social media. It can not be advertised before that.

- One click rule is vague but states that your information must be within the top 25% of the page. Check with your broker.

- Team name advertising must be directly connected by one of these four words - Of, From, With, At. Fine for Agent is $2500/ fine for Broker is $3500.

- RPAC- Cecil County Board has 95% participation and we are 1 of 2 boards that have that level of participation. GREAT JOB!!!

Thank you everyone for the honor to serve as your 2022 President

and happy Mother's Day to all the beautiful Mom's wheresoever dispersed.

Sincerely,

Al Peteraf

2022 CCBOR President

Advertising Rules & Guidelines

Effective October 16, 2019, BrightMLS has initiated a new policy on Off-MLS Listings. This policy and details on "Coming Soon" and "Office Exclusive" are explained here. In addition, there is a new policy on Coming Soon for Rentals and New Construction - learn more here. If you think a rule is being violated, a complaint can be submitted here.

If you are licensed to sell real estate in the State of Maryland, please use this Advertising Checklist that was prepared by the Maryland Real Estate Commission Note that Maryland does not make any distinction between any method of advertising -- print, electronic, business card, radio, television, etc. -- as far as Maryland is concerned, advertising is advertising and ALL advertising must comply with the requirements of Maryland law.

Also for your use, here is a document prepared by Bright MLS explaining the proper use of photographs in advertising.
