Another Record Low Mortgage Rate

Mortgage interest rates have set record lows more than a dozen times this year, and last week there was yet another. That caused mortgage application volume to increase 3.9% compared with the previous week, according to the Mortgage Bankers Association’s seasonally adjusted index.

Low Interest Rates Continue

Federal Reserve announced that its benchmark interest rate would continue to stay at the historically low range of 0.00% to 0.25%, where it has been held since the board’s initial groundbreaking decision on March 15, 2020, in reaction to the onslaught of the coronavirus pandemic and its grip on economies worldwide.

What Buyers Want

Here are current trends of what buyers are looking for these days:

Trend #1 - More indoor space for remote working and family members
What buyers want: home office, home gym, well-appointed kitchen, walk-in pantry

Trend #2 - Increased consumer appetite for more outdoor & entertainment space
What buyers want: Private & spacious outdoor area, pool, backyard, patio

Manufactured Home Searches Surge
It looks like a mobile home boom is brewing? Twenty-three U.S. states saw online searches for mobile homes go up by 50% or more from May to September compared to the same period a year ago, according to a new analysis of Google Trends data from Point2Homes. The popularity of mobile homes—or also referred to as manufactured homes—is increasing as some home shoppers search for affordability and their own space in the pandemic.

Despite the coronavirus pandemic, Florida’s housing market remained strong.

Florida’s housing market continued to be a bright spot for the state’s economy in October, even as the coronavirus pandemic showed no signs of easing.

Recent MLS Statistics
Statistics developed by the REALTORS® Association of Indian River County through its Multiple Listing Service and in conjunction with Florida REALTORS® reflect the following for October 2020/2019. The Residential closed sales of single-family detached homes totaled 365 units for October 2020. This compares to a total of 266 units in October 2019. The median price of single-family detached homes sold by members of the REALTORS® Association of Indian River County MLS for October 2020 was $275,990. This compares to a median price of $246,687 for October 2019. Current active inventory of residential single-family detached homes total 774 for October 2020. This compares to the active inventory of 1,376 for October 2019.

The Residential closed sales of condominium homes totaled 90 units for October 2020. This compares to a total of 57 units in October 2019. The median price of condominium homes sold by members of the REALTORS® Association of Indian River County MLS for October 2020 was $153,000. This compares to a median price of $140,000 for October 2019. Current active inventory of condominium homes total 389 for October 2020. A Snowy Margarita!

Add coconut milk to a margarita mix; and then moisten the rim of the glass and dip it into a mixture of superfine sugar and flaked coconut, for the "dusting" around the top of the glass, then fill the glass with the margarita mix.

To add a festive look to any beverage in a glass, add a sprig of mint; and to a hot cup of cocoa, add a peppermint stick and spritz of whipped cream.
