As CCIM's, we have always shared strong bonds and a deep commitment to helping others and doing what's right. Our community and sense of service is now more important than ever. In recent weeks, our world has changed in ways we could not have imagined. Amid a worldwide effort to mitigate the spread of COVID-19, CCIM's must do their part.
First I would like to say thank you to those that are on the front line of this Covid19 battle: the medical workers, the pharmacy technicians, the truckers, the grocery workers, bank tellers and all of the other essential workers that make it possible for us to continue our lives safely. They provide services despite the risk to their own health and they deserve our respect and gratitude.
Our lives have radically changed over the past month, not just in how we live, but also in how we cope with our finances. As we navigate the unknown, one thing is clear: Together we will come through this stronger. In these uncertain times, expect to hear from your Florida CCIM Chapter more frequently. We want our members and clients across the State to know how CCIM's are coming together to help you succeed in these trying times. Your CCIM partners are here for you as we navigate these challenges together using our experience and resources now available to us to assist you.

The  CCIM Institute, which is the governing body of the largest commercial real estate broker network in the world, recognized the  Florida CCIM Chapter with the prestigious
President's Cup Award for excellence at its Midyear Governance Meetings held virtually on April 16, 2020.
Competing against more than a dozen of the largest chapters in the country, Florida received second place as one of the world's best chapters. Terry T. Torres, Current President of the Florida CCIM Chapter and Tina Marie Eloian, the immediate past president of the chapter and current Regional Vice President, believe that the recognition could not have been achieved without the efforts of all the volunteers from each of the chapter's eight districts in addition to the board of directors who support the districts at the state level.
Eloian says, "None of this would have been possible without a unified commitment...Our district leaders really were winners as they focused on showing each member they are part of a larger CCIM family," she continues, "Our Chapter leadership and sponsors also stepped up to take our chapter to the next level. When coupled with the expansive educational opportunities that were offered in 2019 across the state, it is clear that the Power of the Pin is growing more dynamic each year for our Florida CCIM Chapter members." 
The goals of the President's Cup award are to highlight chapters across the world that have developed innovative programs, built continuous awareness of the importance of recruitment through an ongoing membership campaign, and promoted the value of chapter membership to CCIM designees, candidates and affiliate members. 
The Florida District has proven itself a top winner for the award time and time again, winning the first place award in 2017.





The  Florida CCIM Chapter Central District  is inviting their members, business associates, family, and friends to join them in an online fundraising campaign designed to drive much needed funds to the Coalition for the Homeless of Central Florida.
During the area's fight against the coronavirus, the Coalition, which is the largest provider of homeless services in Central Florida, is in a dire situation.
"Our single biggest need is for financial donations at a time when we are seeing an increase in need for our services and an increase in our day-to-day operational expenses. Any amount helps. Your dollars will go a long way towards helping the most vulnerable in our community," shares Meredith Bekemeyer, Director of Development for the Coalition.




Chere Roane, President of Nicole-Hudson Realty Corp, and past president of the Florida CCIM Chapter has been honored with the prestigious Hank Thompson award.
With nearly five decades in the industry, to say that Roane is well accomplished would be an understatement. Just in the past two years, she has received several awards and national appointments including the  2017 REALTOR ® of the Year by the Orlando Regional REALTOR ® Association, and a  National Director of ORRA.
In order to be nominated for the award, a Designee must not only have a been a member in good standing for a minimum of 10 years, but they must also have had an important role in providing benefits and services to Chapter members, must have promoted high morale among chapter members, exhibited loyalty to CCIM, and more.
Per Tina Marie Eloian, CCIM and past president of Florida CCIM, out of all the nominations, Roane exorbitantly exhibited these qualifications.
She goes on to say, "Chere is an amazing woman. She's always been involved in one aspect or another and has given so much of her time. She just goes, goes, goes!"




Pat Marzulli, CCIM, SIOR, FGCAR , and Executive Managing Director of Industrial Services at Colliers International Tampa Bay Florida, closed not one, not two, not three, but FOUR transactions in January! 
What a way to kick-off the New Year, right? We thought so too! 
But, what we found most interesting was that one of these deals was an out-of state transaction, so last week we had the opportunity to chat with this industrial real estate expert (who has over 35 years of experience) to discuss the challenges, the impacts, and the benefits of being a CCIM in this particular transaction.
Q: You're in Clearwater and the property was in Dallas! How did you land this deal?
A: I'm involved in the professional and leadership circles within the Pinellas County area. From these networking connections, I've met many professionals. Two of these professionals, specifically an attorney and accountant,  both referred the client to me.
Q: Tell us about the property.
As I said, I was connected with the client here in Pinellas County. She had an investment property over in Dallas, Texas that she wanted to sell. In order to get this deal going, I teamed up with our Colliers office over in Dallas - these guys are experts in that local market - which is key when doing an out-of-state transaction. The property itself was a very compelling investment deal: 35,805 SF property with a Goodyear Service Center in a long-term NNN lease.
Q: What made this deal challenging? Why?
A: Well, I wouldn't really say it was challenging, but I would say it was more complex than the others. Working with our team in Dallas, we met with retail prospects that felt the property was too industrial. We then met with industrial prospects that felt the property was too retail. The Dallas team had a big footprint in the market, so we were able to find the right fit. What made it even more complex was having to move the closing date to accommodate a tax requirement from the seller. Moving the closing date is never, ever done, so it was definitely a factor in the complexity of the deal. Overall, managing a multi-city transaction with an adjusted closing date made for an interesting assignment.
Q: How did being a CCIM help you get this particular deal closed?
A: Being part of the Colliers team definitely was a big function in this transaction. However, being a CCIM helped me identify the necessary skills and confirm they had them to successfully handle this project. Knowing that they were also CCIMs, I felt certain they had the appropriate investment knowledge and I knew that they would be able to position the property appropriately.
