The meeting will be broadcast virtually on Zoom and simultaneously we will host "in person" at the Scottish Rite Center (masks required along with social distancing). There is a limit to the number of members to join us in person of 80.

A message from the Professional Development Committee

Happy fall fellow MVAR members!
I hope you are all able to join for the virtual and in person November general membership meeting/annual meeting that will be on a Thursday November 12th this month instead of Wednesday in honor of Veterans Day. Please watch for details on how to register if you would like to join us in person! We will be welcoming Jennifer Martin and other community leaders as they provide an commercial and community update. This is a presentation that we try to hold annually and those who have attended before know that Jennifer gives an informative update worth attending. The speakers joining Jennifer are Joanne Scharer with Chemeketa Center for Business & Industry, Zachary Sielicky with the Salem Area Chamber of Commerce, and Eunice Kim with the City of Salem. Eunice has presented before to MVAR regarding the Salem Area Comprehensive Plan, you may recall the city was looking for input regarding zone planning. The city's long range plan is titled "Our Salem Project" and it will be great to hear the latest insight from Eunice on how this is progressing.

Also this month we will be virtually hosting guest speaker Sheena Williams, Manager/Lead Instructor with Krav Maga out of Salem, on November 16th @ 9:00am. Krav Maga was slated to speak during our September "Real Estate Safety Month" general membership meeting, but had to cancel due to the wildfires. We are grateful for Sheena's flexibility and glad to have her presenting on personal & family protection.

The professional development committee is in the process of brainstorming and confirming speakers for 2021. As always we encourage you to reach out with any ideas or topics you would like to see presented. Upcoming classes that you may want to watch for are the annual forms update, state of the union with OAR, local Mayors panel, and a risk advisory on working with unlicensed contractors.

Special Events Committee
The Special Events Committee has been all dressed up with nowhere to go! I’m so glad we were able to have our Roaring 20’s MVAR Award event before we started the COVID quarantine!  I can’t wait until we can meet again in person!

As a committee we have been continuing with ZOOM meetings and are currently planning our Annual Children's Christmas Party. It will have a new look this year!   We will be doing a drive-thru event and will be gifting to the family and every child who shows up in the car.  Our committee is very creative and determined to have our annual event!   The Grinch and elves will still show up; we will be giving a gift basket to the family; and the kiddos will get a stocking stuffed with needed items like toothpaste & toothbrush, shampoo, dental floss and then of course Christmas goodies like candy canes, hot chocolate packets and popcorn. The event will take place at the Scottish Rite on Saturday, December 12th!

MVAR members we need your help purchasing the raffle tickets! We use the funds from the sale of the tickets to fund the party and our grants for local non-profits in our community.  Please find a member of either the Special Events Committee or the Foundation to purchase tickets. They are only $10.00 each!

Although COVID-19 has placed limits with our social distancing it is also one of my favorite fundraisers that we do because it gives our board the ability to connect with others in our association that we may not talk to or see on a regular basis as well as meet new members of the association.

Commercial REALTOR® Member Resources

The Commercial Real Estate Trends & Outlook Report discusses trends in the small commercial market or transactions that are typically less than $2.5 million. This report is based on information collected from NAR’s 2020 Q3 Commercial Real Estate Quarterly Market Survey about the commercial transactions of REALTORS® and members of NAR’ commercial affiliate organizations (CCIM, SIOR, RLI, IREM, and the Counselors of Real Estate) during the third quarter of 2020.
The survey results indicate the continuing impact of the pandemic on the volume of transactions and on commercial business practices. The impact of the pandemic is still evolving but the survey results are providing an indication of where changes are heading. In the office sector, 62% of respondents reported an increase in companies moving to smaller offices, and 58% of respondents reported an increase in short-term leases of two years or less. In the retail properties market, 52% percent reported they are seeing more vacant malls being repurposed for other uses, such as mixed-use, industrial use, hospitals, or as churches.
REALTORS® reported a decline in sales and leasing transactions, except for industrial properties, clearly the strongest leg of the commercial sector. The land market has also been a strong sector, especially sales of land for recreational use, as the pandemic has curtailed leisure activities in the urban areas.

NAR’s Federal Advocacy team has been working closely with Congress and the Administration to ensure the interests of REALTORS®, their families, consumers, and the entire real estate industry are protected in any federal action in response to COVID-19.
NAR is also in constant communication with industry partners to ensure there remains a united front defending the real estate industry and minimizing transaction disruptions during these very difficult times. As the actions out of Washington evolve daily, below is a current report as of October 30th of ongoing NAR Advocacy efforts that will be updated regularly.

Completing your NRDS profile will ensure you receive the commercial news and benefits tailored to your professional needs from NAR and REALTORS Property Resource (RPR®). More-robust profiles will also help when you're looking to refer business or find a specialist through the Find a REALTOR® feature at nar.realtor. To review and update your profile, sign in to nar.realtor Click on My Account and then Manage Account. Scroll down and click on "Change your member data profile (NRDS)."

The right to vote is the foundation of democracy – don’t forget to turn in your ballot by 8pm Tuesday, November 3. The last day to safely mail your ballot has passed so the best option is to drop off your ballot at a designated drop site. “Our Salem” Comprehensive Plan Update

As you are aware, the City of Salem is in the middle of a multi-year process to update the Salem Area Comprehensive Plan, which is the document that guides future growth and development in Salem. The Project’s Draft Vision was presented to Salem City Council in a work session on September 23. The Draft Vision includes goals and a map and focuses on the following main areas: Community Engagement, Land Use and Urbanization, Housing, Economic Development, Parks and Recreation, Natural Resources and Natural Hazards, Willamette Greenway, Transportation and Community and Public Facilities and Services. The Draft Vision is important because the Comprehensive Plan will be updated to reflect this Vision. MVAR Member Feedback is vital throughout the Project. Please take the time to provide feedback on the Draft Vision document by completing a brief survey found here.

Dues are payable by January 1, 2021. There is no change from last year for your annual dues on the local level $149.00, state $285.00 or national $185.00 totalling $619.00. Invoices were emailed this past week. Please call the office if you did not receive the invoice or check your junk/spam email file.

You can also login to your NAR profile and pay online or stop by our office or call 503.540.0081 and our friendly staff will assist you. Another option is to mail a check for dues to our P O Box 4114 Salem OR 97302. For further assistance or payment plans email info@midvalleyassn.realtor or call!
