October means cooler weather and fall colors. It also means we can examine the real estate stats for September. Here is what happened in the real estate market for Hamilton County:
September sales in 2020 were up +12.4%.
That's a big increase, from 808 homes sold to 908, and what makes it all the more impressive is that inventory of homes for sale is about one half of 2019.
Sales prices were much, much higher in Sep 2020 compared to Sep 2019.
Median sales price was up +21.2%
Average sales price was up +17.1%
In Sep 2019 half of homes sold were under contract in 8 days or less. In Sept 2020 half of homes sold were under contract in just 3 days or less!
Sales activity in September 2020 was very robust! I think we can expect this to continue until the middle of November, when many people begin to focus on the holidays. Then activity is likely to pick up quickly after New Years Day in January, assuming snow doesn't become a factor.
