South Loop sales continued at a brisk pace thru-out 2021. In the area from Ida B Wells to Cermak & Wells to the lakefront, 1,261 residential condo’s closed in the prior 12 months, 671 in the last 6 months. 388 units are active on the market now and 33 are under contract. 40 additionally are on the market now as private listings.

In year 2020 within the same boundaries 850 residential condo’s closed so there has been an uptick in sales this year.

A trend that continues to dominate sales is the strong preference amongst new buyers for contemporary finishes and upgrades.
 
Big pocket real estate investment firms are betting on a recovery in general in both the South Loop and Loop:
Construction to resume at 1000 S Michigan Ave
Time Equities, JK Equities and Oak Capitals stopped construction on the 73 story tower at 1000 S Michigan early in the pandemic but are restarting this month and should be completed in 36 months.

Construction preparation began late 2019 on 1000M, which was designed by the late Helmut Jahn. By June 2020, work at the site was shut down & developers cited the reason as the pandemic.
Originally intended to be condominiums, the tower will instead be apartments, described as “ultra-luxury” by the developers. 

"While it was disappointing to have to stop construction at 1000M during the pandemic, it gave us the opportunity to completely recalibrate and redesign the project as an ultra-luxury residential rental tower,” said Robert Singer, director of development of Time Equities. “We think we ended up with the right design, the right product at the right time. The market in Chicago for ultra-luxury rental apartments is very strong, and we see this segment of the market only strengthening from here. We look forward to delivering best-in-class apartments in late 2024.”

The 805 foot tall building will have 738 apartments with floor plans that range from studios to three bedrooms. 
NY based AmTrust Realty investing
 $100 million in Chicago Loop
After enduring significant financial hardship when the pandemic hit, one of the city's most prominent office landlords is now investing $100 million and believes in a Covid-19 recovery for the loop. New York-based AmTrust Realty announced it will be renovating a portfolio of downtown office buildings to fill vacancies amid eroding demand for downtown office space.

Details of the capital improvements across nearly 5 million square feet of AmTrust's downtown portfolio were not disclosed, but AmTrust said in a statement it will begin with renovations to its 1M sq/ft office building at 30 N. LaSalle St. Subsequent work is planned at the 28-story building at 33 W. Monroe St., the two-building Illinois Center property in the East Loop, and the 41-story building at 1 E. Wacker Drive.
