We are excited to introduce Matthew Harris as an incoming sales associate. Matthew’s family has been a part of our greater Central Coast community since the early 1990’s. His love for real estate began in college working as a sales agent and property manager for commercial and residential dwellings. Matthew has a degree in International Business Management and a Masters in Educational Leadership and Administration. Matthew’s love for real estate remains strong, long after his first job back in college. Matthew quickly learned early in life, purchasing his first home right out of college, that hard to ask questions are a must throughout the buying and selling process. He feels understanding his clients' interests from their perspective is a vital component of helping people find their dream home. Matthew brings peace of mind to his clients by providing strong communication and clarity.
Matthew has two wonderful children who attend school in Carmel. His family is highly active, hiking on local trails most weekends with Jesse, their family dog (a boxer) and playing water polo, baseball, volleyball, and almost any outdoor sport.
When asked why Matthew chose Over the Moon Realty to hang his license, he said, "I've been open to being part of a team that exemplifies more of what I believe is important for our clients. In the current market, it is more relevant and important for clients to have that personalized experience that Over the Moon offers. Robert Kerchner is likely a familiar face to you. As Amber's husband, he has been part of Over the Moon Realty since the beginning. He has always been our behind-the-scenes mover, handyman, tech guy, event host, dog trainer, sign creator and installer and so much more. He decided to go ahead and get his real estate license so he can be of even more help with things a real estate license is required for - answering questions, opening up properties for clients, etc. Honestly, he did it to help relieve some of the burden on his wife so she can focus more on other things.
Robert retired from a career in the Navy as a Flight Officer and helped Amber launch her Brokerage. His ability to see things differently, problem solve, and accomplish anything needed done are skills and traits he brings from his Naval background. Robert has a degree in Applied Science Technology and a Masters in Applied Physics from our very own Naval Postgraduate School.
Robert is also a credentialed educator in the state of California. He is very involved in the development of character and life skills for today's youth. He prides himself in getting to know and appreciate every individual and accepting them where they are at and getting them where the need to be. This is how he sees himself working with others in Real Estate.
Robert has three sons and a daughter with Amber. He enjoys spending time with his three dogs: Franco, Roman, and Bear. Also, he likes building and fixing things around the house. When you can't find Robert working around Over the Moon Realty, you can find him flying his drone or working on other remote controlled vehicles. Did we mention that he has an FAA drone license and does aerial shots for our listings?
Over the Moon Realty is truly over the moon to have Robert as a licensed team member.

Economist: More Inventory Coming, But Who Will Buy?

A wave of available homes is expected to douse the inventory-starved market in the coming years, driven mostly by aging baby boomers seeking to downsize. One in eight owner-occupied homes—about 9 million residences—are expected to come to the market through 2027, according to an analysis by Issi Romem, founder and economist at MetroSight, a housing research institute.
Romem predicts that by 2037, seniors will have vacated about a quarter of the U.S. housing stock. Many of these homes will likely be in traditional retirement communities in Arizona and Florida, he adds.
Housing analysts are concerned that Gen Xers, the generation following baby boomers, may not produce enough demand for the homes that will eventually come to the market. Gen Xers are fewer in number and not as financially secure, and have different housing preferences than baby boomers. “One problem is that the bulk of the supply won’t necessarily be in places where these new buyers want to live,” The Wall Street Journal reports. “Gen Xers and millennials have so far preferred to live in cities or suburbs in major metropolitan areas with plenty of shops and restaurants within walking distance. They have shown little interest in migrating to planned, age-restricted retirement enclaves in sunnier corners of the U.S. lined with golf courses, community centers, and manmade lakes.”
Younger generations also may not be financially able to absorb the coming housing inventory, researchers note. Households in which the head is between 50 and 64 years old are less likely to own a home than prior generations, according to research from Harvard University’s Joint Center for Housing Studies. They’ve faced stagnant income growth since 2000 and are more debt-burdened than previous generations. "To the extent the local economy is dependent on a vibrant senior population, then it will be more difficult,” William Frey, a senior fellow with the Metropolitan Policy Program at the Brookings Institution, told the Journal. "Homes will be up for sale and not bought as quickly.”
But some economists are more optimistic that the market can absorb the homes left by baby boomers. They’re most confident that affordable cities in the Midwest will be able to attract enough millennials to fill any gaps left from baby boomers. Also, they note the wave of homes to hit the market will come slowly and incrementally—not all at once. Also, some economists predict that the villages and towns that were created to serve older people could transform, lifting age restrictions or reinventing themselves into more affordable retiree enclaves.

Passing Knowledge and Beauty Through Song, Together
"Wholehearted concerts are an opportunity for us to share the goodness of what we have been up to. They are interactive, playful, and act as a conversation between the choir and the audience - something where everyone is included," said Lisa G. Littlebird, the Artistic Director.
Lisa is a vocalist with formal training from early childhood through her college years. After college she had an empowering experience with the Denver Women's Chorus and later a series of experiences at Esalen Institute which highly influenced the direction of her vocal perspective. She graciously Invites people of all talents to join a community of singers who sing beautiful and heartfelt songs written by individuals from all over the world. She believes that singing from the heart gives both the singers and the listeners, a powerful and uplifting experience. She sees her practice of using the oral tradition of singing as a method that moves into the JOY of music without requiring anything more than showing up with willingness. Lisa desires to make her music circles accessible and an easy fit for all.
She began a song circle in Big Sur in 2008 after the fires there. Now her groups of 125 singers sing in two locations weekly: Big Sur on Wednesday nights at the Grange and Monterey on Monday nights at the American Legion near Veteran's Park. She selects songs that she feels are relevant to the issues and have an impact today. She believes her choices are heart-felt; they are often written by colleagues who are also involved in oral tradition song-leading. She also chooses songs that are "worthy of living in our lives and hearts for the long term. Oral tradition is an ancient practice of passing along potent messages with meaning and deep beauty, that are worth marinating in, over time."
You don't have to know anything, you don't need to think you can sing .... singing is a natural gift. Lisa reminds people they can sing and that it is their birth right.
As a chorus member I can absolutely endorse that we all have a voice and singing uplifting songs is a great use of that voice. Wholehearted Chorus stands for "JOY, Heartfelt expression, and creating a little bit of beauty and magic in our world."

Reminders that people love him will keep this cutie happy. He is amazing with other dogs; big or small, he assimilates quickly into the pack. He even walks well on leash and is good in the car. Albus came to us from Monterey County Animal Shelter.

Grayson is one of four 3-month-old Chihuahua mix puppies that were born in foster care on 8-3-19 after their injured mother Clover (also on the web) came to AFRP from the Salinas Shelter after surviving a dog attack. He is a happy and playful puppy with a very sweet disposition. He loves giving kisses! We expect Grayson will weigh about 7-10 pounds as an adult dog. He's looking for an adopter that can continue his training and provide him with lots of love and attention.
